Let’s zoom out a few decades in order to put the current 30 year fixed mortgage rates into perspective. If you have a 3% interest rate on your current mortgage, I completely understand how painful it can be to consider buying a new home at a 6 or 7% interest rate. I’m not here to convince you to give up that 3% mortgage rate. However, if your life circumstances have changed over the last 5 to 10 years (like most of us) and you’re ready for a new home, know that today’s rates aren’t astronomically high compared to the last 50 years. So, if you need more space or less space, you’re moving to a new city, or you’re ready for a change in neighborhood for one reason or another, take a deep breath. Send me a DM and we can discuss more. If you’re willing to share your experience with interest rates in the comments, I’d love to hear what various rates you’ve had over the years!
Buying a home at a young age IS attainable - don’t let skeptics tell you otherwise. Here’s how to do it⬇️ 01. Speak with a loan officer This step is CRUCIAL to begin your buying journey. They can go over different loan options with you and discuss what financial areas you may need to work on. 02. Consider your loan options Having to put 20% down is a MYTH. There are loans that you can go as low as 3% down. 03. Save for a down payment & closing costs I know this step is easier said than done. But make it a point to set aside a certain amount every month. There are also loan programs that will cover your down payment. Your realtor can also negotiate seller credits for you that can help cover your closing costs. 04. Speak with a realtor A realtor can help clarify the buying process and make suggestions as to what they think would work best for you. They’ll take into consideration everything you want in a home and put together a list of homes that meet your criteria. They will also negotiate on your behalf to get you the best deal. 🏡 I’m here to help you get into your first home. Even in your 20s, you CAN do it. We focus so much on updates and floor plans. We stress over finding the perfect asking price. How’s the neighborhood and school district? You know what trumps all of it? S M E L L 🐱🐶🗑️🚬 I’ve unlocked doors to the most beautiful homes in the most beautiful areas of town, only to have a buyer take one step inside and give it a hard NOPE 🙅🏻♀️ I’m not saying get rid of all your furry friends before you list - but we do need to find ways to neutralize all the smells. A deep clean before an Open House. Opening windows a few hours before. Removing litter boxes from the home completely. I once had a seller tell me they always threw a vanilla cake in the oven before a showing so the home smelled like a bakery! Whatever it takes! you won’t believe what can make or break your home sale... 🏡🚫 It’s the dirt and grime! 🧼✨ Thinking about putting your house on the market? Here’s a dealbreaker you might not expect: a dirty home. Even minor messes or lingering odors can turn potential buyers away faster than you think. Imagine walking into a home and being greeted by dust, grime, and unpleasant smells. Buyers will notice every little thing, and a dirty house can make them question how well the home has been maintained overall. A clean, fresh-smelling home, on the other hand, creates a positive first impression and can significantly boost your chances of a successful sale. **Pro Tip:** Hire a professional cleaning service to ensure every nook and cranny is spotless. If that’s out of budget, rally some friends and get scrubbing – trust me, it’s worth the effort! 🧹🧽 A pristine home isn’t just more appealing; it can lead to more interested buyers and better offers. Ready to sell? Let’s make sure your home is in its best shape ever! 🌟📲 864-430-3462 📧 jennyJennyburtonhomes.com @jenny_burton_sc_realtor

Here’s what to expect ⬇️ A home inspector will look at things such as the foundation, roof, HVAC, plumbing, and electrical systems l, then provide a written home inspection report with results. A home inspection typically takes 2-4 hours, but may take longer depending on the size of the house. Buyers are welcome to attend the inspection so they ask questions and get all of the details from the inspector. This can give you much more information than the report alone.
