👋 Hey Neighbors, Happy New Year! There are two important deadlines approaching at the end of this month. The first one is paying your property taxes; after January 31st, your bill becomes delinquent. But before you pay your bill, make sure the exemptions you’re entitled to have been accounted for. The second one is for filing a late homestead exemption. This is your last chance to receive a refund on any overpayment going back as far as 2021. After February 1st, you can only go back two years. 🏡 If you’re a first-time homeowner or new to Texas, you might not be familiar with the homestead exemption but filing the application for it is probably one of the first things you should do after moving in. Post-COVID, home prices have gone up substantially. Imagine your property taxes going up at the same rate. 🚀 Let’s use my property as an example. From 2016 to 2020, the assessed value wasn’t really an issue. However, in 2021, 2022, and 2023, the value increased by double digits. The homestead exemption protects you by capping the increase from the prior year to 10%. ⬇️ If I had never applied for the homestead exemption, in 2023, the assessed value would’ve been $488,276, making my bill $12,203. With the exemption, it was only $403,887, and I received additional deductions that brought my bill down to $8,716—a total savings of $3,488. For those who are over 65, you’re eligible to receive even more deductions. 👨‍💻 Many appraisal districts now have an e-file method, making it even easier for you to save thousands of dollars. This is typically a one-time application; however, there are certain situations that it gets removed from your account. You should verify annually that you still have your exemptions.
