Did you know that various inspections can happen simultaneously? #flashback to earlier this month on our #finalinspection of @Kesslerfortworth apartment communities where that exact thing happened. And it’s not the first time either. This happens so frequently that our Green Building and Energy Inspector, Kris, instantly reached into his pocket and grabbed earplugs! Talk about #experiencedprofessional. New construction projects must pass multiple inspections involving six areas of code expertise: 1) Energy 2) Fire Safety 3) Plumbing 4) Mechanical 5) Life Safety 6) Building Frequently, these inspections overlap to some degree, as their results can impact each other’s progress. It takes more than setting your AC to 65*F to stay cool in the summer. It’s not impossible, but it takes planning and a strategy. Here are some things to add to your cooling routine: ❄ Change your air filters regularly. How often it happens depends on your location, how old your HVAC system is, and the cleanliness of your home. 🌬 Set your ceiling fan to rotate counterclockwise. Do this for the warm months of the year. In general, we set our ceiling fans to counterclockwise from March until November. Then, they go back to clockwise for the colder months. 🏠 Replace your roof #insulation. Insulation does not last forever, and most need to be replaced every 15-20 years. How old is your home? How long have you lived in it? Do you know if the previous owners replaced it? This is one area where new builds are generally in better shape than older homes. ☀ Avoid using the oven or the stove. Grilling is great for the summer, as are “No-Cook Meals” like smoked salmon dishes or fresh salads. #googleit and get inspired to try something new that doesn’t heat your home. 😎 Get a home energy diagnostic test, y’all. You know we had to have a friendly competition, and we proudly report that 1st place went to Gary and 2nd place went to Manuel! They are fierce competitors! Most notable, though, was that Manuel hit the Blue Mark on all four lanes—it’s not easy to do, y’all! One thing that made this #axethrowing experience so nice was the available options! Even dog groomers need to pass energy code inspections. 🐶💡👷‍♂️ Final Inspection time is the best time: months of planning and communication come to fruition for a no-fuss, passing energy inspection. Usually, a final inspection consists of lighting testing and HVAC thermostat testing. The other day in Prosper is no different. Local energy code dictates that occupancy sensors must turn the lights off within 20 minutes after motion in the room stops. Most sensors turn the lights off within five minutes, so it’s hardly ever an issue. The project manager for RDHRenovations, Armando, knew that these sensors would pass with no issue—and he was right! #canyousayprofessional If the occupancy sensors ever have an issue at this stage, the fix is easy and efficient. It’s been a pleasure periodically being in Prosper watching @SplashandDashProsper develop right before our eyes. 👷‍♂️👷‍♀️ We mostly work on new construction projects ensuring that the structure meets energy code requirements for various Texas municipalities, but that’s not *all* we do. Follow along to see behind-the-scenes footage of a residential blower door test with energy diagnostics. We were able to help this first-time homeowner know the precise locations of multiple leaks in their building envelope and educate them on ways to fix it and how to notice it for themselves. This home was built before 2009, which is when energy codes were enacted on a federal level. That means that there was no way that they’d “pass” the inspection. If you haven’t served your local community recently, we highly recommend it. 😎 We did just that this past Saturday at Kiest Park in Dallas. What we thought would be a park cleanup actually turned into a weed-clearing event at the Kiest Memorial Park, a lovely rose and tropical flower garden. That is what the staff needed the most help with so we shifted gears and did just that! For two hours, we joined forces with some other gardening volunteers to learn their efficient weeding strategies and prepare this memorial garden for the winter. Tip: When you pull a weed at the surface of the ground, it will simply come back, but if you dig deep and get to the bottom of the root, bulb, or nut, then it will be eliminated entirely. 👩‍🌾👨‍🌾 Of course, we had to make it a friendly contest to see who could pull the longest root. Maverick won that one, pulling a root that was over 5 feet long! Andy came in second place with a root around 4 feet long, and Gary was the honorable mention with the biggest root system pulled intact—it was bigger than his head! When all is said and done, we pulled 13 bags of weeds from the garden beds! That’s more than enough to work up an appetite for some brauts from @hillbillynutrition. 😋 The weather on Saturday was amazing, so it was a joy to get to hang with the team under trees and feel the breeze. No matter the case, we are happy to help with whatever we can.
