Hooray, it's almost May!
Here in Indianapolis, besides Mother's Day (plus a Big Race, graduations and Cinco de Mayo), it's time to start thinking about flowers. I think this is the perfect weekend to get our plans together to decide which flowers to plant and where.
After a plan has been hatched, we can head to our favorite local gardening centers so we don't miss out on our favorites being available.
Spring is a time of renewal and growth, making it the perfect season to prioritize self-care.
Here are some spring self-care ideas to help you feel refreshed and renewed:
Spend time outdoors: Get some fresh air and sunshine by going for a walk or hiking in nature. Practice mindfulness: Take a few minutes each day to practice mindfulness, such as meditation or yoga.
Declutter and organize: Spring cleaning can be a great way to clear out any clutter and create a more organized space.
Nourish your body: Spring is a great time to focus on nourishing your body with healthy, seasonal foods. Try incorporating more fresh fruits and vegetables into your diet
Connect with loved ones: Spring is a great time to connect with friends and family. Schedule a picnic or outdoor gathering, or simply catch up with loved ones over the phone.
By incorporating these spring self-care ideas into your routine, you can rejuvenate your mind, body, and spirit and start the season feeling refreshed and renewed.
Are you receiving a tax refund this year? Here are some great ways to take advantage and build your wealth:
-Paying off high-interest credit card debt is a smart move.
-Planning to buy a home? Use your refund to start saving for a down payment.
-Pay down high-interest student loans to save on interest in the long run.
-Saving up for a rainy day? Consider making an extra mortgage payment or starting an emergency fund.
Whatever you decide, make sure to use your refund wisely and with these tips in mind!

Let's put on hold this pop of cold weather today and focus on the beautiful fact that Spring has sprung, and so have the flowers! My trees are flowering as well, and the views of those out my windows are what is keeping me mentally in this Spring Happy Mood.
What are some of your favorite flowers to plant in the springtime? Favorite place to buy flowers & plants around Indianapolis Metro? Altum's up Michigan Rd near Zionsville is absolutely stunning and full of inspiration. Sullivans is always a winner around here with their many locations.
There is also a pop up market on Allisonville at 62nd St that is fabulous and I just saw they setup already for the season. Bonus: Taylor's Bakery shares the same parking lot.
Perfect day for this tomorrow!
The Broad Ripple Art Walk sponsored by Eight Eleven Group is THIS Saturday from 1:00-4:00pm in the Village! It's going to be an awesome afternoon filled with local art, artist popups, and lots of shopping 🛍️ More information is available at http://ow.ly/9uZW50NpxJ9
Rest assured that everything will be done to close the deal on your next sale or purchase because the job isn't complete until the celebrations begin!
Wallpaper is definitely having a moment right now. I took down wallpaper when we moved in (and still have one guest bathroom to go). I am thinking the Dock Stripe is tempting for our lake house.
Which of these patterns would you hang in your home?

Stop here to increase the value of your home ⬇️
Staging a property prior to going on the market benefits everyone -- it helps home buyers imagine the potential to make a home their own, AND it helps increase ROI for home sellers.
A backyard can be a huge draw for home buyers, and even more so when they can picture having the neighbors over for cookouts, entertaining friends around the fire pit, or lounging.
DEEP CLEAN
Deep cleaning and decluttering to make your backyard look spacious and comfortable!
REFRESH LANDSCAPING
Landscaping is everything when it comes to creating a polished and inviting outdoor space. Greenery and a few flower beds will liven up any yard or patio.
FURNISH THE SPACE
Be intentional about how you furnish your outdoor space. Break large outdoor spaces into cozy vignettes like you would in an indoor living room-- Adirondacks around the fire pit, a comfy couch with throw pillows, and cozy lounge chairs for sunning.
Even if you aren't planning to list your home soon, this tease of a warm day just promises that our backyards will soon be busy and NOW is the time to start making them fabulous! That is valuable to our own well-being. Cheers!
Who's ready to buy a new home and close next month? It's completely possible and let's make sure it happens. Let's start house hunting today!

So many things to do in Indianapolis this weekend! Spring has arrived and it's time to get out and have some fresh fun.
Here are the links to the happenings listed in the graphic. I'm also throwing on the Visit Indy page so you can find even more fun around town and the surrounding areas.
Note: Ale Emporium in Castleton is 21+. Kids are welcome at the other locations, but it is always good to check via a quick call for any pub or brewery if you're bringing along the kiddos.

Now that spring has arrived, it’s important to check in on your home and prepare it for warmer weather.
HOME STAGING TIPS THAT WON'T BREAK THE BANK 💰
When staging is mentioned as a tool to sell your home, you think, "this sounds expensive."
We sometimes may need need to bring in a professional stager. But most of the time, staging costs very little (if anything!). Here are a few of my favorite "on the fly" staging tips:
💡 Play up the brightness of your home by opening all of the window shades, turning on every lamp, and replacing any dim lights with 100-watt bulbs.
🛋 Bring your furniture off the walls -- this is a trick to make rooms look bigger and more spacious, even if it's just a few feet.
🌷 Create mini "vignettes" throughout your home and stage end tables, nightstands, or empty surfaces with plants, fresh flowers, frames, and other decorative accents.
🎨 Freshen up baseboards, moldings, and trim with white paint.
🍽 Set the dinner table as though you were about to have a dinner party. It can help buyers easily imagine their gatherings around the table.
Pro tip: It's Spring and a great time to try some of these tips even if you aren't selling! Fresh flowers go a long way in brightening up a room and your mood!

Are you struggling to find the best way to organize your pantry?
Here are a few quick tips.
-Use clear canisters, bins, and organizers
-Label each container with stickers
-Group like items together
-Use baskets for large bulky items
-Throw out unused/expired products monthly
These are fabulous trips for any sized pantry, but I have to admit pantry envy when I walk into a home with a large room-sized pantry. They exist, even in the most modest of homes! Are you the same with this pantry envy?
Let's go look for homes this weekend with big pantries! Call/Txt me 317-286-6285 and I'll start searching for you (and me to live vicariously thru your pantry dreams).
Spring is finally here! Warmer weather and lots of sunshine are coming. Happy first day of spring!
Did you know that 30% of annual home sales happen in the Spring?
➡️ Warmer weather
➡️ Tax refund season
➡️ Most families buy before their kids' summer break.
Let’s explore how we can “spring into action” getting your home on the market and you on to new adventures!

Want to repaint your home before selling? Try one of these colors to catch the eyes of potential buyers!
These colors are the best to show off your home’s unique features and give it a fresh look.
Repainting your home is a great return on investment and is also a selling point for buyers.
A modern color, like one of these beautiful selections, can bring even an older home into 2023.
But better than just being trendy, these colors are classic and have true staying power–making them even more appealing to buyers!
Bonus: two of these colors are perfect for St Patrick's Day tomorrow!
If you could only have one type of dessert for the rest of your life, what would it be? The possibilities are endless!
My forever choice is crème brûlée. I love breaking that crunchy crust and dipping into the creamy vanilla custard. SOOOOO satisfying.
Celebrate National Dessert Day with your favorite dessert
As the weather turns, we'll be seeing so much more nature around us. Use pine cones from your yard or the park as decoration during the fall and winter. Spruce up with some pine or acorns in a bowl, and you have a centerpiece. Or spray paint silver and gold to use during the winter as a table setting. Whatever you decide, there are so many fun ways to use what's outdoors!
Happy National Savings Day!
This is a quick reminder that there is never a bad time to start saving for your dream home!
Whether it's a large or small amount that you get to save per month, it's still a step closer to getting where you want to be.
Save away!
You know the feeling you get when you didn't get the new job you wanted or someone outbid you on your dream home? While they seem disappointing at the time, they are a reminder that something better is still to come.
Indigenous Peoples’ Day honors the past, present, and future of Native peoples throughout the US.
People have celebrated Indigenous Peoples’ Day since 1977. As of 2020, 14 US states and more than 130 cities officially recognize Indigenous Peoples’ Day!
To celebrate Indigenous People's day, here are a few things you can do:
1. Educate yourself on Indigenous history and culture.
2. Attend a celebration hosted by an Indigenous organization that honors Indigenous people and cultures.
3. Donate to Indigenous-led organizations like the Native American Rights Fund, First Nations Development Institute, or Native American Heritage Association.
Whether you buy a new home or an existing home, something always seems to need fixing or tweaking. The six tools every homeowner should have are:
- Wrench
- Tape Measure
- Hammer
- Level
- Drill
- Screwdriver
Unless you're my husband and then you have to buy out the entire hardware store to snake the utility sink. :)
Check out July’s numbers for our market around Indy Metro. 🤓
S'MOREEE marshmallows please! I can't believe we went camping for two weeks last month and never made one s'more. I think I better do something about that today in our backyard.
But we did sip some 'Schmallow bourbon from Indy local distillery fave, Hotel Tango Distillery. SO GOOD!

Warm weather still means trips to the local coffee shop in between showings. What's your go-to order? Mine is a lavender latte. I love those so much, both iced and hot.

Since we just adopted a new puppy, let's talk about pets!
We love our pets –so much so that pets can have a big influence on homebuyers! So if you’re looking to sell soon, take a moment to see if you can highlight the things that make your home pet-friendly. It could help you score big with those buyers!
-A nice outdoor space that has a fence is big for people with pets, so consider fencing your yard or highlighting your outdoor space for listing photos or tours.
-If you’re near popular pet amenities like a good dog park or pet store, make sure your agent highlights it in your home’s marketing materials!
-A pet-friendly neighborhood is a big draw for some buyers because it means that they’ll be among like-minded friends.
-Specific home features like mudrooms, sunrooms, and doggy doors will make pet owners happy and excited about your home.
As you’re getting ready to sell, take a look at your home and see if you can better show off how great your home is for pets!

Happy Father’s Day to all the amazing dads out there, including my husband, my middle son Nick, and our future dad-to-be and oldest son Chris. Oh, and my Dad!
Attention home buyers!! This seems like an accurate recipe for finding a new home to stay cool out there in this heat. These are the most important factors to consider when buying a home, and remember you can always renovate! How would you customize this drink, I mean home? Lots of ice cube this week, of course!

Create an outdoor oasis with all of the comforts of home 🌳
What could be better than a summer night on the back deck?
Picture it: a crisp glass of white one or cold lemonade, good friends, great conversation, and maybe a fire pit perfect for roasting marshmallows for smores.
But before you do all that, here are five steps to prep your patio for summer entertaining:
1) Have comfy seating for sitting and lounging
2) Create a mobile beverage station
3) Deter bugs with citronella candles or lanterns
4) Add ambiance with overhead lighting
5) Always add plants or greenery
Cheers to having an outdoor space that you love!
Love wins every single time. ❤️💛💚💙💜

I was in the wedding industry as a DJ for almost 17 years. I still love working with brides and grooms & newlyweds as they venture down the house buying aisle. Here a six essential home buying tips for newlyweds:
1) Discuss budget: You should know upfront how much you can afford to spend on a house. Review your existing bills and financial obligations and compare them to your income.
2) Create a list of needs and wants: It is intended that you’ll live in your home for years. Therefore, you want to opt for a place that encompasses features that you need and perhaps some that you want. Sit with your partner and discuss your needs and wants.
3) Do online research: Review the real estate market where you intend to move to see what houses are going for in that area. Remember to add in your needs and wants list from above to ensure you’re getting estimated sale prices on compatible properties.
4) Get pre-approved: This is very important because you will need to know how much of a home you can afford.
5) Work with a real estate agent
6) Get a home inspection: A complete home inspection done by a professional will provide you with insight as to what’s going on with the property. They will inspect every inch of the home and make you aware of red flags and improvements that need to be completed.
