Interest rates have been nice and low lately which can help with affordability. In the past few months, interest rates on 30-year mortgages have hit all-time lows on multiple occasions. As of October 22, the average rate is clocking in at just 2.8%. That’s down from an average 3.94% rate in 2019 and 4.54% in 2018. A decade before that? Rates were over 6%.

For homebuyers, those drops can translate to serious benefits and financial savings. Here’s what record low mortgage rates could mean for you:

🔸 Low mortgage rates mean a lower mortgage payment
🔸 Less paid in interest over time
🔸 Bigger home-buying budget

It’s not all perks, though. Lower mortgage rates typically mean more competition, too. As more buyers come out of the woodwork, you might face more bidding wars and higher home prices as a result.

Have you noticed rising rent prices? The U.S. median rental prices have surpassed pre-pandemic growth and are now at their highest point in two years.

Monthly rents rose 5.5% year over year. Just to put things in perspective, one-bedroom & two-bedroom rentals climbed to the highest levels since May 2019 at [ $1,718 and $1,422 respectively (national average)]. Rents for studio apartments rose for the first time in the last 10 months, reaching a median of [$1,254].

Apparently, this has by no means took place before… which begs the question: why are rents rising so fast?

#1. Low Housing Inventory = Demand for Rental Properties
#2. Median Home Values Went Up (Slightly)
#3. Occupancy Rates Remain High
#4. Growing Demand from Millennials & Baby Boomers
#5. Renters Avoid Property Maintenance and Repairs

One thing for sure…..Homeownership is cheaper than renting! With historic low interest rates, plus buyer incentives, and tax credits, homeownership is a no-brainer. Let’s start looking!

So, what does low inventory really means to you? Simply put, you should be on top of your game when you go house hunting because chances are the best homes will probably be grabbed up quickly. Toward the beginning of spring ’21, most homes sold around 20 days quicker compared to the previous few springs. That doesn’t leave a lot of time to falter over your home hunt.
In the event that you need to track down a decent home in this thin market, here’s what I recommend:
🔸 Penance a few needs
In the event that you can’t discover the house you need, surrender some “pleasant to-haves” for your “unquestionable requirements.” Find the most economical home in the best neighborhood you can manage and redesign over the long haul.
🔸 Extend your inquiry
Consider the possibility that the area where you’re intending to purchase is excessively serious. You may be shocked at the diamond you can discover in a less mainstream area.
🔸 Get pre-approved ASAP

Wanna know how to pay off your mortgage early? Here’s Tip #2 of this series.

Making an extra payment each month specific to the principle of your loan and not the interest can save you a lot in the long run on interest payments!
So, for example:
Let’s say your payment per month = $1046
Rather than paying just this amount round up and pay $1100 and mark the extra payment amount to go towards the principal. Even with as little as $50 extra per month it will add up quickly and speed up the payoff process.

You may not think it’s possible, but buying a home actually costs less than renting! Maybe not at the onset, since you need more money to close the loan, but overall, you spend less buying a home than renting.
Here’s why it may be cheaper:
Rents continually rise. If you bought and secured a 30-year fixed rate, your payment never changes, unless you refinance. You don’t have to worry about increasing housing costs and/or moving. According to Trulia, homeowners save 38% by buying a home versus renting.

Why is it that agents are so reluctant to let buyers and sellers get together?
Unlike most business deals, the sale of a home can get very personal and real estate agents are nervous about the parties dealing with each other. That’s because most agents have seen what can go wrong when buyers and sellers meet directly.
🔸 A careless remark made by one party might be misinterpreted by the other, leading to tension, and sometimes to the collapse of the negotiations.
🔸 Sellers often have exaggerated pride in their home and any criticism of the property from the buyers may be taken as a personal insult.
🔸 The buyers maybe scared off by an innocent comment made by the sellers about the neighbors.
Moving is such a stressful event, it’s almost impossible to keep emotions out of a real estate transaction. One of the main reasons sellers list their homes with a real estate agent is because they don’t want to deal directly with the buyers.
