It's always fun when we get to stage a contemporary home here in Las Vegas. Some realtors understand that even with a beautiful property, staging can help get top dollar by helping potential buyers picture their furnishings in the home. If more realtors would get into the practice of offering staging as part of their listing pitch, they may be surprised with how many sellers will see the value in it. If you are a realtor, try this exercise and don't get discouraged if you get a "no" because there will be some yes's! It's like offering frosting on a cake!

Another short-term rental is decked out and ready for occupants to be comfy while they stay in Vegas. This is really a fun passion for me and we've added an extra perk. We are starting to feature local artists select works to shine a light on their talent and promote their work. I will be sharing in a separate post but see last photos of 2 different Vegas artists. Sometimes when staging properties for sale, you find yourself in a scenario where the home is seriously outdated ie; flooring, lighting fixtures, and paint. When the owners are not willing to change just a few things, it becomes our job to "rescue" the realtor by applying some major makeup to camouflage and soften the obvious flaws. Although the realtor has to disclose these things, often times potential buyers can still see the potential and look past the easy fixes. The result of professional staging means less money lost from the asking price. Attached are after pictures and a few of the before.

DIY DECORATIVE ART MADE EASY
Are there spots in your home that need a little pizazz or a touch of color? Look for sales on 11 x 17 and 8 x 10 frames with mattes. You can usually follow the ads for Hobby Lobby, Michael's and Home Goods. I get the 3 in the bundle usually for half off. Order unframed prints from any online vendor...these came from the posterstore.com for $9 each. I got 8 pieces of art for under $150. It's fun because you can truly customize your art to your individual taste! Thanks to my friend Kim for this easy tip!

From "fixer" to FABULOUS.....do you have eyesores in your home that just need a little love? Sometimes it doesn't take a complete expensive remodel....just a different perspective....you may be too close to it ....let NESTINGS provide a little TLC !

Do you have dining room chairs that are still in pretty good shape but the fabric is worn out? EASY FIX! Visit your favorite fabric store and choose the upholstery fabric that works with your vibe. Removing the cushions is easy. Many times, you can just cover up the old with the new. All you need is a good staple gun and some wrapping skills....like you are meticulously wrapping a gift. Just follow the curves of the cushion and make sure all corners are neatly folded and pulled tight. Voila...what's old is new again!
