The ugly truth is 🗣 ITS STILL A SELLERS MARKET with that being said another piece of advice is to try and come to the table with some reserves to either cover your closing cost or down payment. I try and tell my buyers up front you’ll have a better chance at winning a bid if you can come with something. There has been some instances where buyers had to pay nothing at closing but times are just truly different right now. As your realtor i will do my very best to keep cost as low as possible, research different programs that you may qualify for and still get you in a home that is meet your expectations.
