Your AC unit will once again be pushed to its limit over the next few days of high heat and humidity.

What can you do?…

*Check for clean filter - air flow is crucial to the efficiency of your unit. Possible failures - frozen coil, non stop operation.

*Clean outside unit coils (using a standard garden hose wash from top down) - heat from your house is removed through your indoor coil and expelled at the outdoor coil. Possible failures - unit won’t shut off, extra strain on fan motor and compressor, bad capacitor.

Clear any debris in drain line off the top of your furnace - Condensation runs down the indoor coil and that water needs to drain properly to a floor drain. Possible failure water backs up and leaks down furnace and ruining control board and other electrical components.

Costs of associated repairs

1. Capacitor $250 or less
2. Fan motor $700 or less
3. Compressor $1500 or more
4. Electrical components and board $300 or more
5. Frozen coil - thaw time and diagnostic / refrigerant if needed $150 - $300 or more.

Preventative maintenance service fee is a flat rate of $150. All of the above is checked and cleaned and comes with future labor and parts discounts.

It starts with a dirty filter…

Ice build-up as circled below is caused by one of two things.

1. lack of, or low airflow (usually a dirty filter)

2. Low refrigerant levels.

Many times it’s the airflow but is often misdiagnosed as low refrigerant. The tech adds more leaving an overcharged unit with new problems.

What’s worse… if your unit has an older refrigerant such as R-22 the industry has noticed this to be the #1 money maker telling you the homeowner R-22 is no longer made and “illegal” to own. Leaving you thinking your only option is to replace.

1. While it is true It is no longer manufactured. Every R-22 unit replaced the refrigerant is reclaimed, recycled, and out back into the market place leaving enough to be used for years to come

2. It’s not illegal, this is a lie and a scam to convince you on a new $10k - $15k new unit.

Unfortunately this is a very common occurrence and the reason I decided to get into the business and focus on repair.

It’s that time of year! Check and replace your filters. A clean filter will save a service call. Clogged and dirty air filters restrict airflow, lower efficiency, strain equipment, and freeze coils.

Check and change your filters today. Dirty filters restrict needed airflow.

Lack of airflow across your indoor coil drops the temp of refrigerant below it’s freezing point and eventually freezes the coil solid.

If you see indications of ice build up. Turn off AC and turn fan on. Check your drain line is clear, and watch for water on top of furnace periodically as unit thaws.

If your filter is dirty like the one below, replace it. Turn on your system and run as normal. If freezing occurs again there is another underlying issue. Likely low refrigerant levels, or plugged coil. Call a service tech to diagnose and repair.

**Many AC units will be pushed to their limits with the extreme heat this summer.

Underlying issues will leave AC units struggling to “keep up” or shut down completely. Luckily many of these issues can be fixed quick.

Common issues during the extreme heat, causes, and what YOU can do to help prevent.

1. Bad capacitor

**Preventative action** Condensing units (outside) should be cleaned especially going into a heat wave. Dirty coils prevent your system from removing the heat effectively causing the unit to run longer and cool slower. This overworks the fan motor and compressor. Capacitor microfarads can be checked during preventive maintenance call.

2. Frozen Coil/s

**Preventative action** replace filter/s
Your system has a greater chance of ”freezing up” during a heat wave. Underlying conditions such as small Freon leak and/or dirty filters can cause coil to freeze to solid block of ice. If you see signs of ice build-up, immediately turn the AC off and turn your fan to ON, and call 701-301-9720. the ice will need to be thawed prior to a technician arriving. Your Freon levels can be checked during a service call. Filters should be changed frequently. especially checked before extreme temps. ***If you have an R-22 system, do not be pushed to a new unit. There is plenty of R-22 “Freon” left and can be used for years to come.***

3. Fan motor seizes.
Could be a capacitor. Or could be an old motor that has not been serviced, oiled, cleaned, etc…
Service your unit 1 to 2 times a year. An amp draw and mfd test can be done on a preventive maintenance call.

4. Blocked drain lines

**Preventative action** blow out or vacuum drain line.
Your indoor unit removes moisture from your indoor air. This moisture accumulates pretty quickly and needs to be drained to floor drain or pump. If your drain line is clogged that water can, and will back up causing electrical damage in your furnace. Fortunately you can check these drain lines. Typically they are clear and run straight off the top of your furnace into a floor drain or sump pump in your furnace room. Easy task a homeowner can do but is also performed on a preventive maintenance call.

5. Old unit - compressor failure
Many of the conditions above happen because of age and frequency of preventive maintenance service checks. Keeping it clean and checked regularly can turn a 10-15 year lifespan into 20-30.

**REPAIR is always an option when replacement isn’t.
