Change the locks. Mail Forwarding - Time to update your address. You can do this at your local post office or online. Mail forwarding is only valid for a year by the way. Deep Clean - The contract dictates that the home need only be in broom-swept condition. So now, we're talking Cinderella-level cleanliness. Reporting from Paris, here is a tidbit about the real estate market this week that I found interesting. ⤵️ It was a softer seller's market compared to 2023. So, what does that mean? A small percentage of homes sold at or above their original list price. Since the market tends to slow down this time of year, fewer homes were going under contract than in the summer. Last week's contract activity rose by 5.3% compared to the same 7-day period the previous year. Four jurisdictions posted an increase in contract activity! If you remember, only Northern Virginia had an increase in contract activity last week. This week - Prince George's County, Prince William County, Loudoun County, and Montgomery County all posted increases. While this news is encouraging, one week does not make a trend. Here is the scoop on the real estate market for last week. There were less buyers on the market, which contributed to the 12% decrease in contract activity compared to the same time last year. Mortgage interest rates also increased to 8%. Surprisingly, even though contract activity was down overall for the region, Northern Virginia snuck in with a small increase in contract activity 1.2%. So what does this mean for buyers and sellers? If you’re a seller, the lack of inventory is contributing to the days on market being 5 days faster than last year. If you’re a buyer, since there is less competition, you’re not competing with as many offers as you were earlier this year. The lack of inventory isn’t going to change anytime soon. The moves that are happening right now are the necessary ones.
