We all have to start somewhere! And usually, that means making sacrifices to make that first home purchase a reality. Some of the most common sacrifices I see people making to achieve home ownership include being further away from their ideal location, getting less space, a smaller yard, or getting a home that needs to work put into it. The most important factor is that you get in and get started, because data shows us it is only going to continue to get more expensive and more difficult. I’d love to be a resource - shoot me a message or drop a 🏡 emoji down below if you want a copy of my buyers guide.

We typically think home buying is all about square footage and bed/bath count... And it is certainly the starting point! But these days, I’m hearing from buyers who are in search of a few extras. Here’s a snapshot of what buyers are asking for in their search right now: Home Office Spaces: The percentage of U.S. companies offering flexibility increased from 51% at the start of 2023 to 62% around November. With remote work still going strong, a dedicated (and quiet!) workspace is a must for many. Outdoor escapes: Private yards, access to parks and trails, balconies and patios are in high demand. Idahoans love the outdoors! Energy efficient upgrades: Lower utility bills *and* kinder to the environment - sign buyers up! Energy-star appliances, solar panels, and high-efficiency windows are increasingly sought-after features. Move-in ready condition: Minimizing upkeep and maintenance is a big plus — especially for my young families and empty nest buyers. Open layout: No matter what they say, buyers still love those open floor plans with easy flow from kitchen to living rooms. Our lifestyles have become less formal than previous generations, and open-concept floor plans were popularized as a more casual way of life. If you’re thinking about selling, send me a message. I can help match your home’s features to the wants of my buyers!

Unexpected home expenses can catch you off guard… Here are three practical ways to ensure you’re financially prepared for any curveball: 👉 Build a safety net Setting aside a small amount each month, even as little as $20, creates a financial cushion for those unforeseen home related expenses. Set up an auto draft to a high yield savings account, and earn some interest while you save! 👉 Review your homeowners insurance About two out of every three homes in America are under insured. Take the time to review your homeowners insurance policy annually to ensure it adequately covers your needs. 👉 Plan for replacements Understand the remaining lifespan of major items, like your roof, water, heater, and appliances. Curious what you have to disclose when selling your home? Hint: Your reason for selling is not one of them. In Idaho, common real estate disclosures include information about the property’s condition, potential hazards, environmental concerns, and any other known defects. It’s crucial to disclose material facts that could impact a buyer’s decision to purchase. It protects you from liability and helps the buyer make an informed decision. For specific details and legalities, you want to consult with a local real estate professional (hey👋) as both a seller, and as a buyer. The last thing you want is to be sued for all that equity you just cashed in because you failed to disclose that the roof leaks when it rains or that you have rodent issues. Don’t worry, I walk you through all of the necessary disclosures as required in Idaho to make sure you are protected! Follow along for all things Idaho, real estate, and more 👊 #meridianidaho #idahorealtor #idahome #boise #sellingidaho #homeseller #playitsafe #propertydisclosure

One of the many reasons an agent is crucial to you as a homebuyer is to negotiate on your behalf to make sure you are getting the best terms for YOU! These are just a few of the things I have negotiated on my clients behalf in the past: ⭐️ A lower purchase price ⭐️ A longer closing timeframe ⭐️ Credit from the seller to pay buyers closing costs ⭐️ A home warranty ⭐️ Appliances, furniture, blinds and more included with the sale ⭐️ Repairs to make buyer feel more comfortable ⭐️ Contingency that allowed my buyer to sell their home before closing on their new purchase ⭐️ Professional deep clean prior to move in And MORE! What are you waiting for? Reach out and let's discuss the process so you have a full understanding of what to expect and how I can help you navigate the Treasure Valley market. Somebody had to say it ⬇️ But ask any marketing expert and they will agree: people don’t buy *things.* People buy the way things make them *feel.* I call it lifestyle marketing. Buyers aren’t looking for a home with a certain number of beds or baths... they’re looking for... 👉 A kitchen where they can bake cookies with their kids. 👉 A home office where they can grow their business and still be there when the baby wakes up. 👉 A backyard where they can sit around a bonfire with their friends. 👉 A basement with a video projector so they can have family movie nights together. Lifestyle marketing is the one thing that can make your home stand out among the rest, because most agents aren’t doing it! Here’s how I apply lifestyle marketing when I list your home for sale: During our consult, I have you make a list of reasons you love your home (beyond what the listing specs will tell buyers). What are the benefits of your home, not just the features. I then use this information in conjunction with professional staging, photography, and videography to capture imagery that invokes that lifestyle to showcase to buyers. This is just a sliver of my marketing plan! For more information or details on working with me to sell your home, shoot me a message to connect and I’ll send you a copy of my complimentary sellers guide to learn more.

Every Christmas season, a magical evening awaits as the kids go to bed to find a golden ticket on their pillow to ride the “Christmas Express” (aka: mom’s vehicle). Instead of going to bed, we sneak away in the dark of night - with hot cocoa and treats of course- and scour the best neighborhoods to look at Christmas lights. This year the girls even decided to hop out and sing carols at a few of the houses. Their joy never gets old! #makingmemories #christmasmagic #staylittle #holidaylights #christmasexpress

We have dove head first into the holiday spirit with our annual advent activities! Here is a glimpse of our “minute to win it” style Christmas games that we played the other day. The kids had an absolute blast! 10/10 recommend doing this with your family. There were tons of giggles and everyone’s competitive spirit came out. The kids have asked to do it again every night since! #momwin #christmasgames #adventinourhouse #staridaho #familytime

Storytime 👀

Thinking of selling this November? Smart move. November is a great time to sell a home. Here’s why- 1) Less competition. When inventory is low, your home may have an easier time catching the eye of prospective buyers. This means you’re more likely to sell your home quickly and for a good price. 2) Motivated buyers. If buyers are looking in November, chances are they’re eager to buy. They may need to move quickly due to a job relocation or other lite event. 3) Year-end tax breaks. Many of your selling costs can be deducted from your capital gains tax so long as you’ve lived in your home for two of the past five years and it’s your primary residence, not an investment property. You can subtract things like staging costs, legal fees, escrow fees, advertising costs, and real estate agent commissions. If you’re ready to sell your home by year’s end, reach out to me today. I’d love to help you prepare your home for sale, market it to the right buyers, and get you the best possible deal 😊 #idahorealtor #idahorealestate #homeselling #novemberhomesale #smartselling #lesscompetition #motivatedbuyers #yearendselling #taxbreaks #sellwithconfidence #homesellingtips #preparetosell #marketyourhome #bestdeal #realestatetips #sellyourhome #homesellingexpert #novemberrealestate

A few tips to consider if you’re thinking about investing in real estate but worried about interest rates- 1. They will likely go up before they come down, but when they do come down, you can refinance. In the meantime, prices will likely continue to rise - and will rise further when rates come down because there will be more competition. 2. It isn’t uncommon to take a loss the first year. Real estate investing is a long game (unless your strategy is fix and flip). 3. Patience and persistence win every time. 4. Talk to several different lenders. Each has a unique value proposition and the one you’ve been working with may not be the one best suited for your current investing strategy. 5. There are several local real estate investment groups that get together and chat strategy, share deals, talk resources and can be a wealth of information for newbie investors. Check out Meetup or Facebook groups to get connected to them. #realestateinvesting #realestatereels #marketstrategy #investinrealestate

As a seasoned real estate pro in the Treasure Valley for over four years, I’ve got you covered 😉 Having a good credit score, job stability, and a low debt to income ratio are all very important (and all things you’re probably already aware of) to getting the best rate.
