Revealing today what sellers say *actually* helped them sell their homes for top dollar.
1) A slight under-market list price.
It feels counterintuitive, but sellers willing to list their homes just under market value tell me they’ve been handsomely rewarded. Competitively priced homes typically ignite bidding wars, resulting in a selling price far exceeding the initial listing.
2) Next-level cleanliness.
My crazy successful sellers typically choose to invest in professional cleaning services. Imagine walking into a home where the scents are fresh, surfaces gleam, and carpets feel like they've never been stepped on. A few hundred bucks can transform your home into a canvas where buyers can paint their future lives.
3) Multiple rounds of decluttering.
We're not talking about tidying up; we're talking about a ruthless purge. If you've lived in your home for years, what seems normal to you might look like clutter to potential buyers. Sometimes, it takes a few rounds to strip back to the essentials, ensuring your home is show-ready and inviting.
4) A seller’s credit.
In today's market, where buyers are grappling with high-interest rates and low inventory, finding a home is challenging. That's why when sellers offer incentives, it's more than just a financial perk; it becomes a source of relief for buyers.
Need a hand or more insights? I'm just a message away. Let's sell your home for maximum profit!

Is it even possible to feel stuck when you have MORE home than you need?
Yep, it is. I see it all the time. But today, I want to let you in on five ways you know for sure it’s time to downsize.
1. Your home has multiple spaces that sit unused, like extra bedrooms, an expansive yard, or a full basement.
2. Home maintenance feels overwhelming, and, well, you’re just flat out over it.
3. You’d like more room in your monthly budget for travel, family, or retirement.
4. Your children are happy to host birthdays, holidays, and get-togethers.
5. You’re ready for a change: new scenery, people, and neighborhood amenities.
The good news? Downsizing doesn’t mean downgrading! I’d love to show you your options. DM me, and let’s chat about what you’re looking for.
Ready for some real talk about getting a mortgage this fall?
As rates inch higher, more homeowners are buying down their interest rates. Curious about what that means and if it’s right for you? Here’s the rundown on mortgage rate buydowns:
- A mortgage buydown is a way to lower your interest rate by paying discount points at closing. Discount points are a one-time, upfront fee.
- Each point costs 1 percent of the mortgage. For example, one point on a $200,000 mortgage would cost $2,000.
- Each point lowers the rate by 0.25 percent. So, one point would lower a mortgage rate from 6 percent to 5.75 percent for the life of the loan.
If you've got some extra savings and can afford it, buying mortgage points may be a smart investment.
Have more questions about buying a home or taking out a mortgage this fall? DM me - I’m here to help however I can.
If you're staring down November (and the holiday rush!) and need to get your home ready for all that's to come, this post is for you!
Put these November home maintenance tasks at the top of your to-dos:
- Clean kitchen exhaust hood and filter
- Clean out the pantry and refrigerator
- Replace batteries in smoke and carbon monoxide detectors
- Replace the weatherstripping on your windows
- Secure your home from pests and critters
- Wash throw pillow covers and blankets
If you're nodding your head, thinking, “yep, this is exactly what I need to do', it’s time to get to it! Don’t let the winter season get the best of you, a little prep will go a long way.
Buyers, don’t be spooked this October by high interest rates! Here’s why:
- An increase in rates will cost you more, but it may not be as much as you think. Example: A $300,000 loan with a 5% fixed rate comes out to roughly $1,610 a month. A $300,000 loan with a 6.5% fixed rate? $1,896 a month - a difference of $286.
- Mortgage rates are still low compared to the rates from the last 40 years. Consider October 1981. The 30-year mortgage rate was 18.45%. Now, that's something to fear!
- Few people are selling, and there just aren’t enough houses to go around—and it’s going to be a while before builders can catch up. Translation: Buying isn’t going to get cheaper anytime soon.
If you were ready to buy before rates crept upwards, don’t let today’s numbers derail your plans. Instead, revisit the numbers, widen your search, and consider new construction where you won’t have to deal with mobs of other buyers.
I’m here if you’d like to chat more about buying this fall. DM me, and let’s talk about strategies to get you in your next home by the end of the year.
It can be hard to tell the real estate tricks from treats, so let’s clear the confusion once and for all. Here are some of the most common real estate myths, debunked:
MYTH: “You don’t need a real estate agent to buy a home.”
TRUTH: Buyer agents 1) Are duty-bound to put your interests first, 2) Will ensure you stay organized (and calm!) through the buying process, and 3) Use their local knowledge and expertise to help you realize the perfect home at a price you feel great about. Why would you want to skimp on that?
MYTH: “You should start the buying process by looking at homes.”
TRUTH: It’s critical to start the process by getting your financial ducks in a row. First stop? A preapproval letter from a trusted lender. You’ll thank yourself later when you're able to put in that offer lightning fast.
MYTH: “You need 20% down plus closing costs to buy.”
TRUTH: While 20% is ideal, most buyers don’t have that amount of cash lying around. There are many loans that have down payments as low as 3.5% (or even 0%!), so ask your agent or lender what’s right for you.
When it comes to buying and selling, knowledge is power. Never blindly follow the advice you’ve heard from the internet or your friends without talking with an experienced agent.
Have other thoughts or questions about buying? DM me, no strings attached.
I'll just come out and say it: The home inspection should be a total non-negotiable for buyers.
Why? Because if anything is found, you are free to back out of the contract - no strings attached.
The only caveat is if a seller demands you waive the inspection as a condition of accepting your offer. But as the market tilts ever-so-slightly away from sellers this fall, I’ve got my fingers crossed that all this contingency waiving is largely a thing of the past.
Keep in mind that an inspection contingency comes with a deadline of ten days (unless otherwise stated in your contract), so you need to be ready to make some quick decisions once you receive the inspection report. Problems that should give you pause include:
- Foundation issues
- Termites
- Water damage
- Roof concerns
When it comes to a less-than-stellar inspection, you have to weigh how much risk, investment, and seller negotiation you’re comfortable with for a house you love.
Have other questions about buying? Drop them in the comments below, and I’ll reply ASAP. I look forward to connecting!
Ready for my top 5 tips for successfully marketing a home? Swipe through to check them out.
1. Professional, airy listing photos with plenty of lighting.
2. A data-backed listing price that entices buyers and reflects today’s conditions.
3. An error-free listing description that hits the high points but isn’t over the top or misleading.
4. Advertising on social media channels, tried-and-true signs and postcards, and on the MLS (which feeds popular real estate sites).
5. Agent-to-agent marketing.
Which do you think is the most important when selling? Let me know in the comments! (For me, it’s all about the listing photos!)

Me scouring the internet for a new rug! New rug = Instant room refresh. The only question is where to shop?!
Luckily, there are plenty of places to buy a new rug—both in-store and online. Here are a few of my personal faves:
- Ruggable: Rugs you can throw in your washing machine? Brilliant! Perfect for families with children, pets, or oh-so-clumsy roommates.
- IKEA: Large inventory of rugs in a variety of textures and colors at price points you'll love. One tip? Purchase in-store. IKEA shipping can be outrageous.
- Rugs USA: Consistently great deals and another section of washable rugs to check out.
- West Elm: Durable, handcrafted, and Fair Trade Certified. Shop the sale section to score limited-time offers.
- Revival Rugs: One-of-a-kind restored vintage rugs and original designs fresh off the loom.
Have you tried washable rugs? Are they worth the buzz? Drop your thoughts in the comments!
Need some inspiration and ideas for saving for a down payment? I got you covered!
1. Set up automatic transfers from your checking to your savings account each month.
2. Decide now to put aside raises, bonuses, gifts, or tax refunds.
3. Skip the costly vacation, plan a staycation, and save the difference.
4. Pare down holiday and birthday gift-giving.
5. Rent out a spare room or parking space.
6. Pick up a side hustle like freelancing, pet sitting, ridesharing, or a part-time job. Remember, it’s just until you hit your down payment goal.
While 20% down allows you to avoid private mortgage insurance, you rarely will need that large a payment. A 3-10% down payment will put you in a strong position when you apply for a mortgage.
Have questions or want to connect about the buying process as a whole? DM me, and I’ll be in touch!
You love your home, but that doesn’t mean you always like it. So today, I'm giving you permission to air your home's dirty laundry with a good ole complaint session.
So here goes: What’s your biggest pet peeve about your home? Some I’ve heard:
- Glass or dish cabinets that are too far from the dishwasher
- Doors you have to fight to open/close or that swing the wrong way
- Fixtures or appliances in awkward spaces
- Small appliances cluttering kitchen countertops
- Wire shelving in the pantry
- Minimal storage space
Now, it's your turn — what drives you nuts about your home? Share in the comments below!
Give the adorable new homeowners in your life a housewarming gadget they’ll use from day one. Out of ideas? Here are my go-tos:
- Solo Stove Smokeless Fire Pit
- Cuisinart PurePrecision Pour-Over Coffee Brewer
- iRobot Roomba
- Bissell Little Green Portable Carpet and Upholstery Cleaner
- Rubbermaid Reveal Cordless Battery Power Scrubber Brush Cleaner
- Hamilton Beach Breakfast Sandwich Maker
What’s the most memorable housewarming gift you’ve received? Share in the comments below!
Little PSA that when buying a home, there are things you need to pay attention to and things you need to ignore. When you know which is which, you’ll end up with a home you love and no regrets or surprises.
Today, I’m going to break it down for you. And don’t worry—if we work together (and I hope we do!), I’ll be there to remind you every step of the way.
Pay attention to:
- Location, neighborhood, and distance from your work, schools, etc.
- Your budget + cost of improvements
- Your non-negotiables list
- Condition of major systems like HVAC and roof (Average roof replacement cost for a 2,000 sq. ft. home is $7,211 in 2022)
Ignore things like:
- Seller’s style and decor
- Clutter and disorganization
- Poor landscaping or j***y yard
- Rooms used for odd purposes
If you're thinking of buying, save this post for later, or tag a friend who’s beginning the buying process! Questions? Send me a DM!
Seller frustrations and headaches? Not on my watch.
When I link up with sellers, they get every ounce of my real estate expertise, insights, and experience. What does that mean street level? Well, it means my sellers dodge mistakes like:
- Over or Underpricing their home
- Not investing in a high-quality photographer for a competitive edge
- Refusing to negotiate and driving away a great buyer
- Neglecting repairs that would’ve delayed the closing process
I’ve been around the block a time or two and know how to help sellers avoid the pitfalls and actually enjoy the selling process. If that sounds like something you’re interested in, DM me, or tag a friend who needs this post!
Ready to buy and make home your happy place? Then, you need to sidestep these three rookie mistakes:
1. Making major changes too soon. Instead, move in, live, and discover exactly how you use your spaces before costly renovations.
2. Hiring a shady contractor. If you have small jobs (paint, flooring, etc.), do your research, ask friends for referrals, and don’t pay in full upfront.
3. Overestimating your handyman skills. Sure, home reno shows make it look easy, but the reality is much different. Be honest about your DIY ability, and don’t hesitate to toss certain projects to the pros.
If you’re looking to buy your first (or next!) house, I’d love to help you avoid these mistakes and more!
Me? I’m a big fan of cheap home hacks. You too? Then, pull up a chair; you’re in the right place.
Let me share some of my favorite budget-friendly home reno ideas you may want to consider this fall:
- Paint your old, worn-out front door a warm, earthy hue that compliments your home’s shutters and exterior.
- Brighten up your living room with a fresh house plant or two, new throw pillows, and chunky, cable-knit throw blankets.
- Replace discolored recessed lights with energy-saving LEDs.
- Create a bold statement wall with paint or wallpaper that suits your personality and pairs well with your furnishings.
- Install new cabinet hardware in the kitchen and add color with a small, trendy rug.
- Pull weeds, trim shrubs, and plant seasonal flowers to make your home's outside matches its inside.
Save this post for later and share your reno-on-a-dime wins in the comments below!
Truth: This holiday season, all bets are off when it comes to selling and the holidays. Here's why.
According to Realtor.com, active listings are still 44% lower than the pre-pandemic 2017-2019 average. That means the market is playing catch up to buyer demand, holidays or not. If you're still not convinced, here are a few other pros and cons:
Pros of selling during the holidays:
- Serious buyers
- Less competition
- Holiday staging
Cons of selling during the holidays:
- Fewer buyers
- Hard to stay “show-ready”
- Slower closing timeline
If you’ve thought about selling but wonder if you should wait, don't! Send me a DM, and I’ll pull what's happening in your neighborhood so you can know for sure.
Investors, new and experienced, always ask me the same thing: What return can I expect on my investment?
Answer: The median return on investment in the US property market is 8.6%, according to the S&P 500 Index.
The truth is return on investment (ROI) fluctuates every year, so it’s good to check in with an agent periodically for an up-to-date answer. They can look into the cap rate, cost of capital, and average ROI for your specific market or neighborhood.
If you're planning to buy, sell, or invest, DM me or give me a call. I’d love to share what's happening right now and answer any questions you might have.
