Who knows the required minimum credit score for most conforming mortgages and down payment assistance programs? The short answer 620.
Prior to today some of the down payment assistance programs actually had limitations on loan to value and debt to income based on lower credit scores. The good news is one of the best programs here in Texas for down payment assistance - TSAHC is now available all the way up to 56.9% DTI on FHA loans with just a 620 credit scores previously to get this approval, scores had to be 700 +
That said the minimum required score for approval with current requirements due to Covid... is just a 620 mid score. To explain what I mean by mid score. We are required to take all three of your reporting scores from each bureau and use your middle score as your qualifying credit score. For instance if you had a 705, 655, and 625 ... your qualifying credit score would be 655.
Just another tip on credit scores, there are actually three different algorithms that produce a credit scores for three different scenarios... Each of us actually have a credit card or revolving account score, an installment or auto loan score, and finally a mortgage credit score. What you see on Credit Karma and some of the other credit apps, may actually end up being extremely different than your actual mortgage credit score. 
Prior to Covid and even if you were to run it today FNMA “Fannie Mae” DU would still potentially provide an Approve/ Eligible with as low as a 580 credit score, however most mortgage lenders will not allow loans with those scores at this time since Covid began.  We do however have a great referral partners, and a great tools to help people quickly improve credit when they are ready.

As we move past the holidays and back into normal day to day living, the great news is mortgage rates are still phenomenal. In fact even with the recent fluctuations we have had rates are still an awesome opportunity and will be for the foreseeable future... or at least until the vaccine is effective or herd immunity is more of a reality.

Hope all is well with you and your family. As we move into a new year I just wanted to hi-light a few key takeaways of homeownership in Texas. First and foremost I know most if not all of us have heard rates are low, rates are low, did you know rates are low?... This is still very true and likely to continue to be really good for the foreseeable future. This is due to the unemployment rate and the fact our economy is still continuing to recover due to the pandemic. That said if the thought of a Refinance has crossed your mind now is still a great time to take action.

Down Payment Assistance Programs
There are several and all with great benefits especially if upfront out of pocket cost are preventing you form taking action on purchasing a home. These programs will cover up to 7% of the loan amount. These programs are in the form of a second mortgage with zero monthly payment and some are forgivable within 3 years, others are true grants, and some may have to be repaid from the proceeds upon sale, refinance or transfer. Either way they are a great option for someone looking to purchase without a lot of cash on hand for down payment.
