South Florida condo owners, burdened by spiraling insurance, repair bills and a new state law, saw their association fees shoot up nearly 60% over the past five years — driving some to consider difficult financial decisions to make their next HOA payment.

Miami-Dade County’s median monthly condo association fee of $900 from April through June this year is up more than 59% from the $567 fee over the same stretch in 2019, according to data from Redfin.

Broward faced a similar wave of condo costs: HOA fees jumped more than 56% to $613 this year, from $392 over the same three-month period in 2019.

The Seattle-based residential real estate brokerage firm provided data exclusively for the Miami Herald based on information from the Multiple Listing Service. The data includes information on 97% of condominiums listed for sale in Miami-Dade and Broward counties.

The rising condo fees are piling on top of an owner’s monthly mortgage, as well as steep assessments to repair broken elevators, patch a leaky roof, repave a parking lot or bolster dwindling emergency reserves.

“I don’t know how I’m going to stay here if things keep going up,” said Ingrid Vassell, who owns a condo in Plantation.

The Miami Building Department has issued a phased vertical construction permit for the Waldorf Astoria Hotel & Residences, a groundbreaking 100-story supertall skyscraper at 300 Biscayne Boulevard. This significant step, valued at $426 million, allows the project, which began in late 2022 and is Miami’s first supertall building, to go vertical. Designed by Sieger Suarez Architects and Carlos Ott, and developed by Property Markets Group in collaboration with others, the structure will include a mix of office spaces, retail areas, residential units, and hotel rooms.

Homebuyers and renters are in luck. Real estate experts predict you can expect better deals in South Florida in 2024.

Thanks to a slowdown in home sales and a growing supply of residences — especially high-rises — it’ll be a good time to rent or buy, the forecasters say. Prices will lower slightly, but it won’t be a free for all. The market will be just slightly better than in 2023.

“There’s that old saying of what goes up, must come down,” said Jack McCabe, owner of the Deerfield Beach-based real estate and economic research firm Jack McCabe Expert Services.

“We’re going to see that this year. A lot of what drove the market will taper off,” he said. “Yes, people might be coming from across the globe, but will they make up for the domestic, Northeast buyer? No, they won’t. Are we going to see a tapering off of these unrealistic, artificial, inflated prices? Yes, we are.”

The Miami Herald spoke with seven real estate academics, analysts and real estate agents to hear what they predict will happen in 2024.

Soccer star Lionel Messi has ignited America’s futbol fever. The craze for tickets and merch inspired by the seven-time Ballon d’Or winner’s debut this summer for Florida team Inter Miami has been dubbed Messi Mania—and from the looks of his most recent investment, the 36-year-old is putting down roots in the area. Messi just purchased a 10-bedroom, nine-and-a-half bathroom estate in Fort Lauderdale for $10.75 million.

The home is situated along a waterway in the gated community of Bay Colony and comes complete with a pool and a three-car garage. Images show a moody entryway covered in a dark wallpaper, but a decidedly brighter and more modern vibe is found throughout the rest of the abode. The open concept kitchen and living area feature recessed lighting, neutral-toned furnishings, and white walls, save for a standout black accent wall in the living space. Nearly floor-to-ceiling windows are featured in each room pictured. Though photos of every space in the dwelling have not been made public yet, an area that looks to be a sprawling primary suite boasts plenty of room for lounge seating, as well as a balcony. Despite its eight-figure price tag, the 10,500-square-foot property could be considered a modest option considering the kind of capital that the world-famous athlete is working with. He will reportedly bring in $50 and $60 million annually via his Inter Miami contract; his estimated net worth is $600 million. AD weighed in on potential best options for Messi during his house hunt and singled out a few pads that all eclipse his new Bay Colony abode in price by no small fraction.
