You’re scrolling homes and one listing stops you dead in your tracks. Immediately, you send it to the family group chat. “Omg... the natural light in this one!!!” This is what really happens at listing photo shoots to capture photos that turn heads. We pick a day when the weather is on its best behavior. A slightly cloudy day is usually what my photographer is after. It reduces harsh shadows for crisp, clear photos. We photograph exterior shots during golden hour, just after sunrise or before sunset, when the natural light is soft and diffused. My photographer is always on the quest for natural light. We open the curtains wide to let light flood in to create that warm, inviting atmosphere. The clutter goes but the character stays. A few carefully placed items is what we need to make a house look homey AND spacious. That cozy corner? That unexpected view from the hallway? They’re the unsung heroes of the shoot. Everyone: Oh, it must be so fun walking around pretty houses all day. 😅🙃🫠🫣 I love my job, don’t get me wrong, but I have walked through my fair share of rough houses. But you know the ones they get me, the most? The homes that, at first glance, seem like a slam dunk, but one quick walk-through has us RUNNING 🏃🏻‍♀️ It’s hard to know what to look for in a home at a showing, but I have a mental list I check through. So while you’re admiring the size of the bedrooms or the open concept, I’m looking at a few other things: • • signs of water damage • sloping of roof, floor, or yard towards house • condition of windows: is the glass cracked? • Have the windows been painted to hide rotting frames? • signs of poor electrical work • lots of “quick fixes”: like lots of candles to hide a musty scent or sloppy tile work • Dual pane windows ? • Roof condition • Age of the AC & water heater This is just one of the many reasons having an agent represent you as a buyer is important. What happens in between the time you the receive your pre-approval letter and closing day matters. Call me for a run down on how to successfully make sure you close without running into these issues. A home is not yours until you’ve reached the end of the escrow period. What is escrow? The escrow process starts when the seller accepts your offer, and it is not over until you have title & the keys in your hand to your new house. DO NOT DO these things (see caption) during any part of the process until title records and you officially close.
