Our final inspection passed two weeks ago!
Super thankful to God for this entire process being smooth. Even though this project ended up taking almost a full year as opposed to the estimated 6 months I have no complaints because it is just such an amazing outcome!
The kitchen turned out much larger than expected!

The guest bathroom is coming together nicely. It has a large shower head and a portable wash head as well!
My favorite part is the seat to sit on for detailed cleaning 🧼!
The two bedrooms and the master bathroom are almost complete in terms of finishing touches (flooring, outlets, lighting, trims). Looking really nice!
Sewage and water lines are installed and ready to go
The bathrooms are coming together slowly but surely. I love the area where you can put the shampoos, body wash, etc.
Not shown in the picture of the guest bathroom is a place where you can sit to scrub your feet.
The details of the bathroom were very time consuming! Definitely did not account for such effort but totally understandable.

We went with a beige color because it goes very well with the black trim of the windows!
Bathrooms are under way.
The master bedroom will have a tub and the guest bedroom will have a standup shower.
Brown coat is on! Next two days will be letting dry and third and fourth day we will water it to let it become more durable.
Sheetrock is complete in the ceiling and is now being installed all around the home (bedrooms, bathrooms).
The purple colored sheetrock in the bathroom is moisture resistant hence it is used in the bathrooms. They are a bit heavier at 102 lbs a sheet compared to 82 lbs a sheet.
Insulation in the ceiling is complete! Sheetrock for the ceiling coming up next.
We had an issue with our pre-stucco paper. Inspector wanted two layers even though our felt type II was twice the thickness of grade D. So now we have two ply jumbo tex. Fingers crossed on the upcoming inspection!
A rather small update but very exciting one:
We have the shower valves installed - master bathroom will have a tub hence you see the faucet at the bottom. Guest bathroom will have a shower stall that has both a shower head and a shower handheld rinser. Looking forward to the installation of the matte black utilities.
Right now we are working on testing the plumbing to make sure there are no leaks. For example, to test where a gas leak is we put soapy water at the joints of the pipes to see if bubbles are blown. And for water we fill water from the roof and ensure the water is level across all pipes. Gas PSI needs to be 15 and water PSI needs to be 60.
Chicken wiring is complete!
Now we are working on the rough plumbing: gas and out water piping inside is complete, in water is in progress.

Starting to put up the stucco netting around the home. Using 17 gauge for extra durability.
Roofing is quite a satisfying process.
We purchased 38 packs of tile to be delivered by a mini-crane truck to the main home and then walked over by “bridge” to the ADU.
5 of 6 windows installed and black paper in progress! I gotta say I love the black trim on the windows.
Late post - but trusses and framing on the outside all complete! Roof nail and sheer nail inspections passed 🎊

1. On left from front to back are the living room, guest bedroom, and master bedroom windows. The shed blocking the master bedroom window will be removed.
2. On the right from front to back are the guest bathroom window and master bathroom window.
The side still not built out will be have the kitchen window which goes above the sink.
Now we are starting to work on the framing.
Those are 9 footers 2 by 6’s.
It’s quite an effort to build out one side and to lift it up!
Insulation and underfloor DWV completed. Ready for inspection this coming Monday!
We are now working on the subflooring!
Late post from last week but the concrete has curated. No cracks, perfect condition! Now moving on to prep for the sub flooring.
The concrete is poured!
Pictures show the pouring in progress at about 40% completion.
Now just waiting for the concrete to dry and forms will be removed.
Forms are almost complete! Almost ready for pouring concrete. 👍🏽
In the process of making 96 Rebar triangles for perimeter of the foundation.
Rebar squares (10) for the bracket joists are completed - two rows of 5 evenly spaced throughout the foundation.
Digging is almost complete for the 748sq ft ADU. It really doesn’t look like much but hopefully it will look much more spacious after it’s built.
Next up will be rebar and getting the foundation prepped!
