A couple of years ago, I was helping a woman sell her house. She signed a listing agreement with me, and we spent months searching for her next home. We looked at one house 8 times—yes, 8️⃣- and I even took her there during a tornado. She had an accepted offer, did inspections, and was ready to sign contracts on Monday. Then, on a Saturday before the contract signing, she saw a For Sale By Owner property and put in an offer without me. After all the hours, all the effort, all the sacrifice, I walked away with nothing. To add insult to injury, she tried to ask me for help with that FSBO deal. She couldn’t navigate it on her own and the issues that arose throughout the way. Obviously I wasn’t helping! As a single mother, the work I do is vital. Every deal, every client matters. Home sales have hit a record high with the median price reaching $426,900! The amount of inventory though higher than it has been is still increasingly low, causing the supply to not be able to keep up with the demand for buyers. This increases affordability challenges and continues to make it a sellers market. With this growing challenge and a shift towards a “buyer’s market” which so many talk about is further then you may think. Though days on market have increased meaning a correction is on the horizon that has not stopped prices from increasing. Yesterday, I encountered a truly disturbing situation: witnessing firsthand the unsanitary and disturbing conditions in which a squatter was living. This is not the landlord’s fault, as they were completely unaware of the situation. In New York State, there’s a new law concerning squatters’ rights versus tenants’ rights. It’s crucial to differentiate between the two. I’m firmly pro-landlord and believe that no one should take advantage by squatting in a home that isn’t theirs. I am also pro good tenants—those who come into a home, pay their rent, and do what’s right. They deserve respect and proper living conditions. Conversely, I stand against landlords who take advantage of tenants, creating unsanitary and unlivable conditions. However, in this particular situation, the tenant was taking advantage, allowing someone to squat in the property without the landlord’s knowledge. We need to support landlords who are providing safe, legal housing and ensure that everyone upholds their responsibilities in the rental agreement. Let’s advocate for fair and just housing practices for everyone. #SellitLikeSierra
