🏠 "But Abby...I am already spending so much on the house, do I HAVE to spend more on an inspection too??" My answer always is and will be "100% YES!" Home inspections are a delicate balance of (1) confirming that the house you offered on is good enough for your needs, (2) getting to know your future home better, and (3) prepping your to-do list (and wallet!) for any wanted changes once you move in. It is an IMPERATIVE time in the home buying process so you feel prepared for what you are getting into. Do NOT make this mistake
When you get an offer accepted on a home, you should immediately schedule a private home inspection AND be at the home for the inspection. That way, you can have time to look over the inspection report and decide if you want to try and ask for repairs, a concession in lieu of repairs, or if you want or back out due to the repairs.
BUT -- if you miss the inspection contingency deadline, then it can become more difficult to negotiate due to inspection findings.
In the end, you should be aware of the dates written into your contract. Who better to help you understand, track, and stick to these dates than your favorite real estate agent, ME!

It’s important to understand the pros and cons before getting into this business. Here are some challenges you will face as an STR operator.�
▫️ You will have DIFFICULT guests - No matter how unbearable the guest may be, you need to keep it profesh to avoid a <5 star review.
▫️ You will be ON CALL 24/7 - emergency calls often come over the weekend when you may be enjoying down time with friends and family. But if the AC/heater is broken or the toilet is leaking, you're te one responsible for finding a solution ASAP!

Prepping real estate with a death
Handling real estate assets for a deceased loved one is not an easy process. My best advice is to lean on professionals like attorneys, real estate agents, and title companies to best guide you through the process.
Here are some additional helpful notes when considering how to prep a family member's assets after (or before!) a death:
✨ Certificate of Trust (COT) - If the individual is deceased, you must reach out to an attorney to obtain their COT if a trust is already in place.
✨ If the trust has not been updated in 7 years, it must be updated.
✨ A bank account must be set up solely for a trust account - can not put money earned from the trust into an individual's account.
✨ An estate is when someone is deceased and there is no trust in place - in order to sell, you must receive letters of authority from the court - and must go to court to retrieve the approval letters.
✨ If nothing is set up - the attorney will go to Probate - if both spouses are deceased. If one spouse is left, they can sign on behalf of the deceased spouse.
✨ It is possible to put the property in the name of the trust - but also can be in the individual's name and still be in a trust.
✨ In trusts, you name the trustee - can be a family member or child.
✨ The original death certificate must be presented and reviewed by the title company - original must be brought to closing.
✨ If the trust indicates that the individual has deceased, you do not need to provide a copy of the death certificate.
✨ Trusts do NOT allow POA, POA can only be used if the seller is of sound mind and appointed someone to sign on their behalf. Once the seller passes, POA is invalid and the trustee must be named.
✨ If nothing is in order but the seller is incoherent - the court will appoint a conservatorship.
