WA was fun but I’m soooo glad to be back in Idaho. Anyone else thankful they live in such a great state? 🙋🏼♀️
I’ve been running nonstop for about 2 weeks now and it’s not stopping anytime soon. 😭
We drove around the entire WA peninsula to see Forks, Ruby Beach, and Port Angeles. Got to see a Mariner’s game. Drove up to Crystal Mountain Ski Resort to scope out a wedding venue. Walked around downtown Olympia. Drove up to the Sound and saw my sweet friends get married! Flew back to Boise and went to a Bachelorette party all weekend! 😪😴 IM POOPED!
Then this week I’m doing 18 hrs or continuing education 🎉
Hosting an open tomorrow in Sunnyfield Estates!! Buying 1975 tickets 👀 and serving coffee again this weekend at my church.
I think I need to book a trip for the middle of nowhere with no cell signal here soon….😂

Moving out of Washington to Idaho was a heartbreaking time for me. I was depressed for 6 month. I had no friends or family and I missed the rain and the Evergreens.
But now that I’m out, going back is the heartbreaking part. For such a beautiful state, it’s so run down. It’s unsafe, not kid friendly, and the people are just downright mean sometimes.
Now that’s not true of everywhere or everyone but moving to Idaho really felt like a snap back to reality. No, crime like this ISN’T happening everywhere else. No, housing prices and taxes aren’t just as bad anywhere else.
Moving can be scary and exhausting but if you find yourself thinking about the future your kids are going to have and if they’ll be able to feel safe in their own neighborhood, maybe it’s time to look into moving. It’s not for everyone, but I’m thankful I’m in Idaho now. And even more thankful I can drive home in 8 hours for a vacation to still enjoy the natural beauty of Washington!

Let’s talk the market
Everyone and their mother has an opinion on the market but I’m going to be frank with you.
I can’t buy right now, I haven’t made commission in Idaho for 2 full years yet so I have to wait another year, but if I could buy right now, I would.
Interest rates are fluctuating between 6-7% and that may seem high (cause it is) but if rates drop again to the 4s, prices are going to shoot through the roof. We always say “date the rate marry the price” cause it’s true. When you buy a home you are stuck with that price point for as long as you own the home. You’re not stuck with that interest rate though.
My predictions for the most expensive months to buy this year are June-August. I get it that that’s when a lot of people HAVE to buy, and no shame if you do! Just know that price wise, you’ll be footing the largest bill.
If you’re able to get into a home before June, DO IT! If you can wait until September, DO IT!

With interest rates being so high 📈and unstable, it’s not the best time for new home owners that are maxing their budget to buy. If you are staying within 2/3 of your max in order to afford the home you want then it’s a great time!
Why? Let’s say you get preapproved for $500,000 at 7.0% interest rate. You go under contract for a home around $400,000, if interest rates go up to 8.0% you’ll still be in the clear monthly payment wise. 🎉
Should those people even still buy right now? YES. ✅If you can afford the interest rates right now, do it. Home prices are low low in comparison to where they would be if rates were lower. Homes that are probably worth closer to $800,000 are going for $650,000 because of demand decrease.
So that $400,000 home you’re getting will be $550,000 in 2 years and you can refinance when rates do drop back down. 💰🤑
It’s a win win but only if you can swing it
