Once upon a time, before I became an agent, I was a hopeful and emotionally attached first-time home seller. Now that I work with sellers every month, I draw upon some of the first lessons I learned to help guide them and make their experience a good one.💕⁠

A few things I learned all those years ago…⁠

1. Feedback isn’t personal. Just because someone doesn’t like the layout or the appliances doesn’t mean I have bad taste or picked a bad house. It just means my house isn’t for them, but it’s meant for someone else!⁠

2. Buyer love letters are never a good idea. I needed to focus on the terms of the offer, not the letters that accompanied them. They were a distraction, and I decided from that point on that if I ever received one again, I wouldn’t read it until after closing.⁠

3. The right-for-you agent makes all the difference. I lucked out because I chose mine, and he made the whole experience so positive and seamless! 🥰⁠

FACT: Many empty nesters are buying new homes, but they aren’t necessarily downsizing.⁠

DID YOU KNOW, according to the National Association of Realtors, 70% of buyers in 2023 had no children at home? ⁠

Many of these are probably first-time buyers with no children, but many are also buyers whose children have officially left the nest. (They grow up so fast!) 😅⁠

Here’s where it gets interesting.⁠

In my experience, many empty nesters are buying homes that are either bigger or the same size as their current homes (aka NOT downsizing!!!). ⁠

Don’t get me wrong, downsizing does have its perks! Owning a home that requires less maintenance and possibly offers lower utility bills is a huge draw! But selling your family home and purchasing something much smaller is not your only option!⁠

The pen is in your hand, friend ✍🏽⁠

If you aren’t where you want to be, you can change that. Whether it’s in your professional life, your personal goals, or where you live. ⁠

Years ago, I was working with this couple who, on the outside, seemed to really have it all. Beautiful home in a neighborhood full of amenities, close to their jobs and their families.⁠

I was surprised when they called, but we met for lunch one afternoon and they told me they were ready for a smaller property. Apparently their weekends were spent mowing and landscaping and troubleshooting the pool equipment, and they missed slow weekends, sipping coffee on the porch and inviting friends over for drinks.⁠

I remember telling them how proud I was of them for honoring the kind of life they really wanted to live, and putting that ahead of the so called “dream home” they had worked so hard for.⁠

Everyone’s situation is different, but I think we can all learn a lesson from my clients to really stop and assess where we are living and how it is (or isn’t) serving us. 🏡💕⁠

For some of us, it may mean we finally start saving for our dream home. And for others, maybe it means relocating to a place that’s more in line with how we want to spend our time.⁠

As an agent, I get to help clients rewrite their story all the time. And I’ve always found that, on the other side of taking that initial leap, is a chapter that’s better than they even imagined.⁠

For instance, my clients. They knew they wanted to move but I think they were convinced that meant they would have to give up a lot. But we found them a newly built home in a beautiful neighborhood that overlooked the water...with a neighborhood pool and the lawn care was included in their HOA fees! win/win! 🥰⁠

Raise your hand if you waited to buy a car because of the interest rate the salesman offered you. ⁠

The answer is *probably* no; you bought it anyway. Why? Not because you were being irresponsible...but because you needed something to drive, right? 🚙❤️⁠

What about education? Did you wait to go to school because the student loan rates were higher than they once were?⁠

I’m gonna guess *no,* you went and got your degree anyway. Not because it was a “good deal,” but because you wanted to further your education and land a better paying job, right?⁠

Buyers in this market aren’t foolish. Their actions fall directly in line with buyers of any significant investment in the history of buyers.⁠

They need something. They find something that fits their needs. They buy it.⁠

Of course, they stay within budget. They want to know that they can afford their monthly car payment and that the job they’ll get after they graduate can pay them enough to cover their student loans.⁠

And buyers today are no different.⁠

If buying a new place has been on your mind, but you’ve convinced yourself you’re crazy for “trading in your 3% interest rate for a 6%,” rest assured. You’re anything but crazy.⁠

The cure for seller’s regret ⬇️⁠

99% of sellers have the SAME regret...⁠

They waited to make changes to their home until they were selling (and they didn’t get to enjoy it while they lived there!)⁠

I hear it all the time. A seller will prepare their home for the market (with my guidance!) and on picture day, they’ll say something like, “I didn’t know my house could look like this!” or “ok, now I’m not sure I wanna leave!” ⁠

Even if you know you’re going to move in the next year or three or 10, don’t make this same mistake! Invest some time, energy, and elbow grease into making your home exactly what you want it to be while you still live there!⁠

Because what’s the point of owning a home if you’re not going to love where you live?⁠

And let me tell you something most other agents won’t: when you’re doing this, don’t worry about what future buyers will think!⁠

Sure, maybe you’ll need to paint your kitchen back to Alabaster instead of Banana Yellow, but if a bright yellow kitchen fills you with joy every morning when you make your coffee, then go bananas! 💛⁠

Bottom line: LOVE WHERE YOU LIVE...NOW! And worry about selling later. So when it’s time to put that sign in the yard, you’ll smile knowing you loved and embraced your time there 100%...and you’ll be ready to find a new place to love and make feel like home. 🥰⁠

You’ve probably seen a post at one point or another saying “The best week to buy a house is ____” and you’re like, “Great, that’s right now! Too late!”⁠

But the truth is, every single buyer is different!⁠

Think about it...let’s pretend there’s a day when inflation, mortgage rates, and home prices all align just perfectly to give you the *best* possible deal on a house.⁠

EVEN IF that happens, what are the chances the kind of home every single buyer is looking for is magically on the market!?⁠

No chance! 🫠⁠

Choosing *when* to buy a house is so much more complex than looking at a few numbers the Feds announce.⁠

You have to look at your LIFE. What’s going on? Can you handle a move right now? Can you afford the house you really want, or is it best to keep saving? Are you trying to pay off debt to improve your credit score? Do your parents have health issues that you’re busy helping them navigate?⁠

Friend, there is NO perfect day to buy a house. There’s only a perfect day for YOU! 😉💕⁠

Maybe it’s because I grew up listening to Dixie Chicks, but some February’s I find myself asking, “What’s all this talk about love?”⁠

Don’t get me wrong, love is great. I mean, I’m still crazy about my husband and this life we’ve built, but whether or not you have someone you love by your side, HOMEOWNERSHIP can be for you!⁠

In 2021, LendingTree released a statistic that said single women own roughly 10.7 million homes, compared to 8.1 million for single men!! 🤯⁠

It’s officially closing (ceremony) time! 💍 Only this time, there’s no need to wear a long white dress! Comfy shoEs and a hoodie will do, because everyone knows as soon as you’re done signing 500 million papers, you’re off to unload moving trucks! 📦📦⁠

This is a great time to ask the sellers questions about the house and the neighboRhood, like are there any dog walkers in the neighborhood they trust? Who could you call if you need a handyman? That sort of thing!⁠

Then it’s *finally* party tIme! Your reception will consist of you popping the champagne on the porch 🍾 and turning on your favorite playlist in the kitchen as you unbox dishes and set up your new bedroom!⁠

I always refer to the first year in your house as the honeymoon phase. Everything is fun and the little quirks in the house are considered charming. My hope is that your love for your home lasts severAl years, but unlike a marital commitment, most relationships with homes aren’t destined to be together forever.⁠

I compare this to your bridal shower. You need to start gathering everything you need for yoUr new home! ⁠

Even if you Already live on your own, each house has it’s own needs. For example, maybe youR current house has glass shower doors but your new one requires shower curtains! Or maybE you’re in an apartment but your new home has a yard to care for.⁠

Here’s my hot tip: just like you register for your bridal sHower, consider registering for your new hOme!⁠

This can help keep you organized (and only buying what’s necessary). 😉⁠
