Can we talk about instant equity? πŸ’° 🏑 The first home my husband and I purchased we purchased a fixer upper. I knew going into the purchase I didn't want something move-in ready I wanted to put our own touch on our home. I came across the home we ended up buying and on the internet it looked like something major was wrong with it because we were the FOURTH buyer. Every buyer fell apart up until us. Being an agent I knew that there's always more to the story, so I suggested we took a look at it! The first buyer got scared of inspections (when it was typical things) second buyer bought a truck 2 weeks before closing. Third buyer died before closing, and that left us. I fell in love with the location and layout. It was dated. It needed alot of work, but we bought it! We were able to negotiate for the big ticket item repair such as foundation + new sewer line, and we handled the rest of the renovation. Everyone who saw the house in our family looked at us like we were CRAZY for buying at what we did. It appraised for HIGHER then we bought it and we had instant equity. That house since day one has put money back in our pocket. If we sold it today given everything we've done we'd make about $100k. When we house hack it the rent it will pull is almost 2x what our mortgage is. Moral of the story- don't sleep on the houses that need a little TLC.
