Don’t blame the messenger…

Without hyperbole…99.99% of realtors do NOT know how we get the square footage of a home. Even though we have been doing it like this per law for 2+ years, realtors still don’t know what we do and that is a problem.

Today’s class was an absolute blast but also a sad reminder that while we are on the same team (the Real Estate team…) we don’t all know the rules. And we need to know these rules to be efficient and to NOT BE SUED!

New Appraiser Director….who dis?

Thank you for the support and confidence to step up and help everyone as much as I possibly can.

New sink install!

Even updating small things like your sink help add to the “condition” rating of your home. The more we can say “updated”, “upgraded” or even “remodeled” the easier it is to lean our values on the higher end of the value ranges because by definition these upgrades add appeal to potential buyers.

Does your CMA look weird?

Are you having a hard time finding a comp you find comparable to the subject?

Don’t stick your neck out on your listing.

I have been doing a lot of pre-listing appraisals and educating agents on how appraisers value properties. If you have a weird one, you should reach out to me for help.

To get the lenders seal of approval (👍)…we need photos of every room in the house. Even the ones where teenagers are sleeping at 3pm.

Watch for this to spread to PV, Chandler and Peoria next. They share a lot of the same new initiatives and zoning.
