The Case-Schiller Home Price Index is considered the Gold Standard in measuring home appreciation.

🏡 ⬆️ Home prices are up 5.9% year over year and .3% higher from April 2024 to May 2024.

This is very meaningful appreciation for building wealth through home ownership.

👉🏼 With a very likely Fed Rate Cut coming in September, unleashing millions of more eligible home buyers to the market, this should help push home prices higher with the increased demand.

🤔 I’ve been getting a lot of questions lately about when the Fed will cut rates ⁉️

There’s a few dominoes that have to fall in order for that to happen, namely unemployment and Inflation.

✅ Remember, the Fed has a dual mandate, max employment and to tame inflation.

🔹Unemployment crept up to 4% based on the May 2024 Household Survey. While still historically low, it’s the highest it’s been since January 2022.

🔹The Consumer Price Index (CPI) #’s this week were also below estimates, i.e inflation is trending lower.

📉 Could this be a trend toward a Fed rate cut soon? I believe so. The Fed confirmed at their meeting this week, they will cut rates at least once this year, with multiple planned next year. And that could change to multiple cuts this year if unemployment rises too fast.

What does that mean for home buyers? It means buy now if you are in the market! Here’s why 👇🏼

🏡 On average, every time the rates drop by 1%, 5 million more people become eligible to buy a home. Thats a lot of competition that you don’t have right now.

👀 I’m seeing buyers getting good deals right now. That could change when the Fed cuts rates and unleashes millions of buyers back into the market, who are sitting on the sidelines right now waiting for the rate cut.

🏆 It’s better to buy the home you want now, capture the equity AND when the rates drop, you already have your home and you can refinance.

Home prices continue to appreciate at a meaningful pace and will continue to rise even more as the rates come down and demand intensifies.

👉🏼 This was a 2 week FHA closing WITH a holiday in the middle.

The listing agent called me on Sunday evening before they accepted our offer and asked me if it was really possible to close an FHA loan in 2 weeks? 👀

I told her that we would absolutely get it done on time because I knew we could. 🙌🏼

✅ Listing agent sent the contract over later that Sunday and it closed today, 2 weeks later.

🏡 Builders pulled back on new construction last month, with Housing Starts falling nearly 15% from February.

Starts for single-family homes, which are the most crucial due to high demand, were also down 12.4%. ⬇️

There was a similar trend in future construction, with Building Permits also ticking lower despite much needed supply.

✅ This will help keep home values on the rise.

If you’re looking to buy right now, take advantage of the current market. It’s slightly a buyers market right now but for how much longer?

Get your home now and refi later.

What do you think will happen when the Fed cuts the rates❓

Obv answer is rates will be lower, yes.

But that means more competition for buyers❗️

Your rate will be slightly lower but you’ll be in multiple offer scenarios and could very likely over pay for a home due to the influx of buyers entering the market.

Better to get a sweet deal from sellers now, already be in your home and just refinance when the rates drop.
