Buying a home can be stressful but figuring out your purchase "budget" can be confusing. I work with a lot of buyers, and this is a question I ask repeatedly that I get an "I don't know my budget" answer to ALOT. As a real estate agent, it is important for me to know what how much you can afford. It is equally important to know what kind of payment is comfortable for you.

So how do you figure out your budget? Here are some suggestions...

💲While it's exciting to envision your dream home, be realistic about what you can afford. Avoid stretching your budget too thin, as it can lead to financial stress.
💲Assess your current income, savings, & monthly recurring expenses.
💲Establish a down payment. Traditionally, 20% is the recommended down payment to avoid paying private mortgage insurance (PMI). There are other down payment options to consider as well.
💲Don't forget the additional cost of owning a home. Principal, interest, property taxes, and homeowner's insurance should all be considered.
💲Talk to a financial advisor or accountant. This could be a great resource to also look at your short- and long-term goals for your finances.
💲Get pre-approval from a lender or mortgage originator. This is the one of the best ways to see what your payment could potentially be and give an idea of the number to plug into your monthly budget. Also, your realtor will thank you 😁
