📚Sharing our hard lessons so hopefully you don’t have to learn it for yourself.

💸We always set aside money for taxes in a specific tax account. We had plenty set aside back in October.

🏚️A deal came along that we wanted to brrrr. We purchased the property with that money set aside for taxes, planning to do a quick rehab and have it refinanced by March.

🤔This wasn’t an absurd idea, it was based on previous project timelines and finances, it honestly could have panned out just fine.

🐣But there is a reason all those clichés are said: save money for a rainy day, don’t count your chickens before they hatch… Because things don’t always go as planned.

⏳A series of less than ideal events transpired over the next few months that drastically decreased our excess cash and reserves. Fast forward to March and we are SCRAMBLING to get this project done and refinanced so we can pay our taxes.

💡Lesson: DON’T TOUCH YOUR TAX ACCOUNT, NO MATTER WHAT

We soooo enjoyed connecting with everyone at Cup of Joe yesterday morning!

Heritage Home Investments was founded in 2019 by Ryan and Meg Haywood, both natives to St. Joseph, MO.

They started buying rental properties in 2016 as a way to save for their children’s future. At the end of 2019 they were introduced to the concept of wholesaling real estate and made the leap into entrepreneurship. Since then, they have grown their personal portfolio of rental properties from 5 to 35 doors. They have closed about 300 real estate transactions and helped others buy and rehab homes in the area.

Their passion for Saint Joseph fuels their mission: to positively impact the lives and landscape of this community. It is a domino affect that happens when a house is repaired. The transaction helps the seller who could not maintain the home, the buyer looking to invest, the neighborhood where the home is fixed up and the individual looking for a safe, clean, well managed home to live in. 🤓How do you finance your properties?

🏡 We converted our starter home to a rental when we moved out, so that was purchased with a conventional loan.

💸Since then most of our properties have been financed with business loans through our LLC. While the interest rate is a little higher it allows us to continue to scale without our personal credit tanking every time we buy a house.

🛍️We already have more than 10 houses so we would not be able to continue to purchase if we were only using conventional loans.

💸Financing questions seem to be one of the biggest hurdles people face when beginning to invest in real estate.

💡There are many solutions out there, some may fit your project and preferences better than others, but being willing to think outside of the box and take a little calculated risk can pay dividends in the long run.

🤫I have an embarrassing secret: we’ve been actively investing in real estate for 3 years and I had never calculated cash on cash returns for our investments…

🏡 We live in a cash flow market, it is slower to appreciate but great opportunity for BRRRR. As long as our doors met our minimum cash flow requirement and we could pull most of our money back out we knew the deal would worked for us.

👀 I saw someone else post on COC (I wish I remembered who) and it made me curious, so I found an online cash on cash return calculator, and figured out the numbers on our recent duplex.

❤️ That is some thing I love about the IG community, we can learn from each other. This new bit of information is a new tool in my toolbox!

👉🏻 So, have you calculated cash on cash returns? I was pleasantly surprised with these numbers.

📆Hard to believe we are half way through May already!

🧮We are being very intentional about tracking our metrics so we can see what’s working and see what needs improving.

☎️Our system shows we connected with 10% of the sellers we cold called, so of the 6300+ dialed so far about 630 answered the phone and we got 7 leads from post cards last week.

🎯We had an enormous April and May is looking good though we aim to get at least two more houses under contract.

🤩These numbers may look small in some markets… but our market is under 80K in population. This time last year we were celebrating when our monthly revenue was 1/2 of what it is now!!!! This is why we track to see the progress and keep making more!!!!!!!!

😊Meet our next BRRRR! Our FIRST a 4 plex with one bed, one bath per unit!

🔥This lead came in via some city connections a few months ago. Sadly, this beautiful property was damaged by fire and had been sitting vacant since.

📞We reached out to the owners and made them an offer… not all deals are quick and easy; this one certainly was not. It took a lot of persistence and negotiation even after we got it under contract. It was originally set to close last week but after trying to get ahold of the seller and hearing nothing but crickets all day long we wondered if it would materialize. We did our part and signed at closing with the money. Finally after another Hail Mary phone call we closed today!

🛠Despite how cute she looks on the outside we are planning on a pretty extensive rehab.
