We’re moving forward, swiftly and forcefully. After providing our tenant with a one day notice to vacate, tenant has made claims of mold and argues that our eviction is retaliatory. We hired a mold remediation ASAP who confirmed that there is MILDEW in the master shower, caused by the tenants’ lack of maintenance/cleaning.
In an effort to continue being accommodative, we’ve given our tenants two options in which we promised to refund 100% of their security deposit, both of which require them to become current on rent and vacate within a reasonable time. The timelines are explicitly defined. If the tenants choose to not accept our settlement, we will take them to court and file an unlawful detainer, in addition to seeking a judgement for more than $50,000.
Stay tuned, as this story will continue to develop. This is one of the reasons it’s paramount to work with a partner that’s capable of navigating sticky situations.
Many of my close friends and family know that Suhair Souki and I have been investing in residential real estate for more than a decade. We started by purchasing single family homes in Santa Clarita and renting them out to amazing families throughout our community. A few years ago, we decided to branch out and began purchasing real estate in Texas. We ended up getting a bit creative and structured a sale leaseback with a homeowner that had liquidity needs that we were able to solve. This tenant, the only one of which that I didn’t personally screen, has failed to pay rent on time for several months and has recently decided to stop paying rent altogether. In addition, this tenant has gone radio silent for all requests for payment. This will be our first time navigating an eviction process across state lines.

💥 It was a busy weekend! Our office showed a total of 6 homes this weekend to three different buyer groups at price points ranging from $1MM to $1.4MM. Here’s what we’re seeing in the market:
💥 Homes that are competitively priced are receiving a ton of interest, and are generally entering into contract between 2-3% above fair market value. 2 of the 6 homes toured were open houses, each of which was filled with buyers touring the properties.
💥 Buyer demand is HIGH and there’s a lot of liquidity entering the real estate space. Industry experts are expecting home sales (defined as units sold) to be up apx 12.2% in 2024 relative to 2023.
💥 SoCal home prices were up 7.6% in December 2023 compared to December 2022. While we expect values to continue to appreciate, the magnitude of appreciation in 2024 will primarily be a function of the interest rate environment in 2024. As rates come down, which most economists and analysts are projecting, valuations will continue to appreciate.
