Have you ever used bandit signs to generate leads?
What about direct mail?
I've been there and done that. I used to do all kinds of crazy stuff to find motivated sellers.
Back in the day, my favorite strategy for finding deals was to door knock. I'd get a list of homeowners in foreclosure, then I'd drive around the city at night and on the weekends in my beat up 1995 Honda Accord.
I'd walk up to the door and ask the homeowner in foreclosure if they wanted to sell their house to me.
Usually no one would answer. Some people would come to the door and proceed to tell me that "they had it taken care of".
I remember one time this guy got REALLY angry with me. He screamed "you can't buy my house because you don't have a pot to p**s in!"
Then he yelled "If you did have any money you wouldn't be driving that piece of sh*t" as he pointed at my Honda!
I recall driving away from his house that day wondering what the hell I was doing.
Here I was using ALL the same marketing strategies every other investor in my real estate market was using to generate leads and buy distressed houses to fix and flip.
I was so frustrated.
I'd reached the end of my rope competing with the same investors for the same deals, using the same marketing materials.
So, I started looking for ways to "create" deals NO one else was buying in my market. Instead of finding deals, I'd manufacture them.
It took some trial and error. No doubt I made a lot of mistakes along the way.
But, I finally "cracked the code".
Now, I fix and flip houses in 2 different real estate markets WITHOUT doing bandit signs, direct mail, door knocking, or speaking face-to-face with distressed home sellers.
I don't get into bidding wars with other investors because the deals I buy no one else knows about.
