Bighorn Flats is a brand new, affordable housing community in Sheridan, offering 60 units of one-, two-, and three-bedroom apartments. We are currently finishing up construction, and estimating a lease-up start of August 2023.

-Water/sewer/trash paid by owner.
-Washer/Dryer In Unit.
-Energy-Star Appliances (refrigerator, microwave, self-clean oven, range, dish washer).
-Air Conditioning- Per HERS rating and Energy-Star.
-In-building elevator.

Gross rents for the 1-bedrooms are $529-$794, 2-bedrooms are $635-$952, and 3-bedrooms are $734-$1,101.

These rents are set annually by HUD, and represent Gross Rents, Pre-Utility Allowance. These are LIHTC (Low Income Housing Tax Credit) units, which is why the rental costs are income dependent and have a range. LIHTC housing has federal income restrictions and tenants must income qualify. Gross income restrictions for household size are:
1 person =$19,770-$32,950
2 person= $22,590-$37,650
3 person= $25,410-$42,350
4 person= $28,230-$47,050
These income restrictions are set annually by HUD.
