Rent negotiation is the subtle art of retaining a good tenant and finding a workable solution for both the investor and the tenant. For example, we recently moved a tenant in a newly purchased rental property up from $600 a month to $850 a month, simply by finding out the tenant was very close to being approved for a section 8 voucher. We ask the right questions, we find out if the tenant has budget or budge room and we find a compromise that the Landlord can profit from, if possible. If not, we inform the tenant that the Landlord would like to move forward with finding out a timeline for the tenant to move. We are entirely third party and a lot of times this prevents tenants from destroying property. Having the simple economics of why rent has gone up explained to them by someone who is not invested in the Landlord's success helps people accept the unfortunate truth of housing. This is a tough, tough thing and we respect that some Landlord's would simply rather not be faced with the complication and sometimes even the remorse of having to part with an otherwise great tenant. It's an ugly job. We don't like it anymore than you do, but we're prepared to handle it with compassion.
Anywhere you'd like us within our area of operation is $50. Doesn't matter how far, if it's within our area, $50. The trip charge includes standard work at the property as well. If we're doing pictures, video and property line, that is all included This only goes up if we are adding on document signing, rent negotiation, having to chase tenants down, having to make multiple calls and set up appointments. You will be charged for each trip we make (We try to keep it to just 1. It's mostly a lot of calling. But if your tenant is a butthead, we can't control that.)
Trip Charge + 1 Hour Labor + Materials = Cost. Receipts and pictures provided. $50 + $50 + Materials = Cost. (Sorry, I have drive time to consider and other appointments to get to. All services take the entire hour block) - After hours? Sure. Double it (This is South Bend. After hours is Bullet Time, and we don't mean The Matrix.)
Only as a 1099 employee of your LLC. Of which we can talk about. We're still working on the broker's license.
Yes. The trip charge increases to arrive in town, then reverts back to its regular charge for any other stops done in the same 30-40 mile radius of the first location. This will have to be scheduled at least a week in advance and 50% of payment is rendered up front.
Yes. It depends on my workload for the day and how urgently you need it done. The price definitely goes up after hours, and the cost depends upon the scope of work. Pictures are typically provided to show proof of work.
It greatly, greatly depends on the project. Typically, we only have time to manage small projects. If you have a large project, it's up to YOU to figure out the order with which you want each phase completed. We only have time to monitor, observe work and navigate the project to keep it on time. We don't have time to set your projects up. You'll have to be ready with your plan, timeline, costs, materials, information on who is performing the work and who your back up, pinch-hitters are.
