Selling Sunset on Netflix. I love it, but itās seriously messing with would-be real estate agents. -- Hereās the thing: Most agents donāt make millions, and certainly not right away. Shows like Selling Sunset make a career in real estate look effortless, part-time, and glamorous. And while I canāt imagine doing anything else, hereās a reality check about life as an agent. -- It takes time to make money. Agents make around 2.5% on every sale. On a $300,000 house, thatās $7,500. Nice, but not millions. -- You wonāt really be your own bossā¦at first. New agents work under brokers to learn the ropes before going out on their own. You will be your own boss, but not from day 1. -- You will work nights and weekends. Sure, you wonāt be clocking in 8-5 pm, but you will need to be available when clients are ā and thatās at night and on weekends. -- Not all clients will be, shall I say, easy. Tensions *can* skyrocket. And folks deal with those emotions in all sorts of ways. Youāve got your eye on a location and neighborhood that is PERFECT for your family. Your only hang-up? The homes are still under construction. No problem! Turn that hang-up into a āHeck ya!ā with a few questions to ask before buying new construction: ā£ ā£ 1. Is the price of the lot included? If it is, ask which lots come with the highest price tag so you can choose the one thatās right for your budget. If it isnāt included, youāll need to add that expense to the overall cost of your home.ā£ 2. Does the home come with a warranty? What is covered, and how long does it last? A reputable builder should stand behind their work and cover your home for at least the first few years.ā£ 3. How long will construction take? While there are no guarantees, and the process is prone to delays, you should be able to get a general timeline. The average time in the U.S. is seven to eight months.ā£ 4. What comes standard, and what is an upgrade? This is where I see most buyers get into trouble. What they assume is standard...isn't. Ask what finishes and appliances are included in the homeās base price and take detailed notes. If possible, tour the model home and have the sales rep point out standard vs. upgraded finishes.ā£ 5. Is landscaping included? Some builders include landscaping, while others leave the yard totally up to you. Considering it can cost anywhere from $3,000 to $15,000 for "from scratch" landscaping, you will definitely want to leave a little space in your budget.ā£ ā£ Whether you buy an existing home or new construction, itās always a good idea to have a realtor on your team asking any questions you may overlook.
