"Ninja Selling" by Larry Kendall is a truly wonderful book for any business owner to read. As a real estate agent and architectural designer, it has been incredibly insightful. There are three key principles to master your profession: aligning your mindset, skillset, and actions. Mindset consistently takes precedence over the other principles. Without adjusting your attitude and energy, your skillset and actions alone will not suffice to sustain your progress.
As humans, we live in and experience all four energy quadrants. Occasionally, we may fall into the high or low negative energy quadrants, but there are strategies to help us transition into the sustainable low positive energy quadrant.
These strategies include focusing on what you are grateful for (such as people, your successes, and opportunities), engaging in exercise, listening to music, mentally checking out, connecting with nature, and surrounding yourself with positive people or mentors.
We must navigate through each of these quadrants daily. However, it is important to remind yourself that the quality of your life will directly result from the amount of time you spend in the positive quadrants.

Since jumping into the world of real estate, I have faced more challenges than I could have ever anticipated. However, one of the biggest lessons I have learned is:☝🏼to get out of my own way.
I get an overwhelming sense of unease when I “put myself out there” (like when sending out mailers that have my face plastered on them). I try to remind myself that this sensation is only temporary. By taking action daily, even if it is a small step forward, the unease has become easier to navigate.
📈Growth has a tendency to follow these moments, so I place my trust in that.

🛠 "What walls can I demolish so we can have an open concept floor plan?" This is a VERY common question when folks are looking to purchase an older home [which typically has a segmented layout]. It begs the question of how to understand whether a wall is 'load bearing' or 'non-load bearing'.
‼️ Any time you are making a structural change to a home, get a licensed structural engineer's blessing [aka new structural design drawings] PRIOR to moving forward with any demolition.
RUNOFF - what is this? It is simple. When it rains the water drips off of your home's roof and must go somewhere, right? Majority either soaks into the ground, collects somewhere [usually a low point in your yard creating puddles], goes to the street or [worst case scenario] it ends up in your BASEMENT, seeping through your FOUNDATION.
Over time, this can wreak havoc on your basement, home's structural integrity, can cause mold or radon issues, etc. It is important to get familiar with your home's foundation and basement so that you can recognize water damage and can ideally address these issues early on.

Capital Expenditures [CapEx] is an inevitable and critical line item to include when running numbers on your investment property [or home!]. As always, it is good to be conservative in your numbers and your assumptions about what a property may need prior to making an offer, if possible.

So I want to share just a few, of the many books, which are inspirational (especially Rich Dad Poor Dad as well as Atomic Habits which is a personal favorite) if you are considering OR actively pursing real estate investing (or any investing really).
In our culture, it is TABOO to talk about money, salary/income, the REAL details about investing (yes, I am talking about successes and failures folks). This all equals exposing ourselves to others and that often brings discomfort and fear of judgement. I am working to overcome this discomfort, associated with money-talk, myself.
