People are struggling to buy houses, and ironically, it's partly due to the great mortgage rates of a few years ago. These rates locked people into their homes, making them hesitant to sell because new mortgages would be much more expensive. This limited supply has driven housing prices up, pushing people further out of reach.

Denmark offers a possible solution. Their mortgages are also 30-year fixed, but they're connected to "covered bonds" that adjust to interest rates. When rates rise, the value of older mortgages actually goes down. This allows Danish homeowners to pay off their mortgages for less than they borrowed, freeing them to sell and move even with higher interest rates.

Implementing a similar system in the US would be a huge challenge. It would require significant changes to government programs and might even mean higher upfront interest rates. However, the US has made big changes to the mortgage system before. Perhaps a similar update could benefit Americans and create a more flexible housing market.

While they were great for those who secured them, they've made buying a house difficult for Americans. A solution might exist by learning from Denmark's system, but significant changes would be needed to make it work in the US.
