Let's get one thing straight: a Zillow estimate is NOT a home appraisal.​​​​​​​​​​​​​​​​​​

A Zestimate (short for Zillow estimate) is an online estimate of a home's market value. The Zestimate is a computer generated estimate of what it thinks your home is worth.

The Zillow algorithm collects data provided by property owners, real estate agents, brokerages, and the MLS to determine your Zestimate. Zillow will provide a formula against things like square footage, number of bathrooms, etc. What Zillow doesn't factor in, is the actual condition of the home, desirability of the location, any upgrades that have been completed, or other details local professionals know by knowing the inventory!

⚠⚠⚠ Did you know that Zillow has to publish their Zestimate accuracy rates on their website? For off market listings, the accuracy rate of their Zestimate within 5% of the sales price is 32.9% in Connecticut, and 35.9% in Massachusetts. YIKES!😲🤯👎
