H E L L O‼️ If you’re selling your house these days, there is a good chance that you are getting more than one offer. But you don’t want to look at just the money. You should also consider these 4 factors:

#1 Look at contingencies: A lot of buyers write their contract and add terms that you may not like. Contingencies like an appraisal contingency that if the bank does not think that a house is worth enough, they won’t finance that entire loan.

Some buyers make their offer contingent on selling their current home where they currently live. That can work great for you if the buyer offers more money, but it is also an opportunity for the buyer to back out.

#2 What kind of financing: Does the buyer really have the money? If they are financing, they better have a strong pre approval letter. If they paying with cash, they better prove they have that money. If you are in a rush, a cash offer might be important. Loan require a lot more processing and they take longer simply because they need an appraisal. Cash offers often waive that appraisal contingency.

#3 When does it close? Consider the ideal closing timeline for you. Is your house is empty and you want the money as soon as possible or you want a long closing date because you need time to move?

#4 Consider more earnest money:
Buyers can use that money towards their costs but if they back out you can potentially keep that money. More earnest money shows the buyer might be in a better financial position and that also shows that they are money serious to get the house.

Other than the money, consider all these factors when you review those offers.
