I've been working with buyers recently that are discouraged by price versus conditions. Here are some of the most common things I hear. Most of these are not costly, some are virtually FREE. The average seller spends approximately $2,500 to prepare their house for market. 1. Clear off the roof and consider pressure washing outside. Also trim back anything touching the roof or the house. 2. Invest in landscaping before cabinets or kitchens. There's more return on your investment. Also keep surfaces of your house clean and clear. 3. Paint is relatively cheap and easy and completely changes the look of a room. Choose neutral tones that reflect light. 4. Maintenance items need to be addressed. The electric panel should be tidy. Water heater no more than 12 years old. Nothing touching your roof or any wood of your house. This includes any shrubs or plants near the foundation. 5. Woodrot is so common in Tallahassee. We get a lot of rain and sun. Any wood that gets touch by that rainwater will need to be regularly painted and replaced when soft. Buyers dislike deferred maintenance. 6. Clean the windows, sills, fans, baseboards, cabinet shelves, closets, drawers, and everything else that you see. There is no such things as too clean and if you are unable to do anything else to prepare for selling, clean. Nothing turns buyers off faster than dirt and scum. 7. Clear the surfaces of everything. It's not how we live as humans, but remove as many items as you can. You know you're moving. Take that time to clear out, sort, separate and box up anything personal. The Broadmoor Pond Trail is approximately 0.7-miles. It is an easy hike, and it takes about 15 min to complete. This trail is great for road biking, running, and walking, and it's unlikely you'll encounter many other people while walking. The trail was very quiet and didn't have a lot of traffic on the road either. The trail is open year-round and is beautiful to visit anytime.
