If you’re thinking of buying or selling a home, here’s what you need to know….

📢 The real estate market is changing… You may have seen some headlines recently but I am summing up here what YOU need to know as the consumer.

‼️ BUYERS: Starting August 6th in Tampa Bay (and August 17th cross the country) if you are looking at homes, here’s what you need to know:

☑️ You will be required to sign a Buyer Brokerage Agreement prior to seeing homes with a realtor. 💭Is this good, in my opinion? YES. This formalizes the professional working relationship between a buyer and their agent. Buyers agents need to be better about showing their value to buyers {which already should have been happening} and this will help with that by having a written mutual commitment outlining the agent’s responsibilities and obligations & transparently share the fee for services.

☑️ Your realtor’s compensation will no longer posted in MLS offered to the co-operating brokerage, it will need to be advertised or discussed outside of the MLS and/or negotiated as part of an offer. 💭 FYI, we do think most sellers will STILL see the value in compensating a co-operating broker as a competitive advantage, however this will need to be a discussion between the buyer & their agent if the seller is offering this.

✨ Our market has stayed relatively stable this spring🏘️
The last few months we’ve seen an increasing number of new listings come on the market (typical for the spring selling season) and homes selling a bit quicker. Looking at Tampa Bay as a whole, the average sales price has gone up slightly month-over-month (see below), which I predict we’ll continue to see an average appreciation rate this year, as interest rates creep down and buyers settle in to the “new normal” market.

Like they say, the best time to buy real estate is 5 years ago. The second best time is NOW 😊

Welcome to ! Allow me to reintroduce myself. I’m Emma Pardo, from New York State, but have lived in Tampa 10 years this year. Time flies when you’re having fun 🫶🏼

I have a 3 1/2 year old daughter Thea, a terrier mix Rafa, and have been married to my husband Juan for 5 years. 👨‍👩‍👧 Other than real estate (which let’s be real, takes up the majority of my time) I love working out, yoga, cooking when I can, traveling, watching reality tv and documentaries, exploring parts of Tampa Bay, good food and wine, but what fills my cup the most is spending time with my friends and family, near and far. 🌎

AHOY!🏴‍☠️📿 Gasparilla season is upon us!

Many who don’t live in Tampa, haven’t heard of Gasparilla….

Gasparilla is an annual celebration in , known for its parades, festivals, and parties. The main event is the Gasparilla Pirate Invasion which brings in hundreds of thousands of people to Bayshore Blvd in South Tampa for a huge parade with hundreds of floats, marching bands, and of course, pirates. The festival celebrates the legend of Jose Gaspar, a mythical Spanish pirate who supposedly operated in the waters of West Florida during the late 18th and early 19th centuries.

I love attending the annual economic forecast from the Tampa Bay Builders Association for market predictions on what is to come this year. 👷🏼🏗️ Here are my major takeaways from this year:

▪️Tampa still outperforms other major metros. (Strong local economy, jobs, and climate draws people in)
▪️ There was a flip in who the top homebuyers were last year, due to home price affordability & wealth accumulation, now Baby Boomers are top buyers (All cash buyers here are some of the highest in the country at 38%!). Whereas in 2022, millennial made up the top buyers. FYI: Tampa’s median age is 42.
▪️Tampa is still relatively affordable to other markets (40% cheaper than NY and DC), BUT affordability depends on perspective… Locals are bearing the brunt, many not able to move due to affordability and the “lock-in effect” (rates locked in at 2-3%)
▪️Top 3 reasons why people ARE moving: 1. Life changes 2. Household member’s health 3. Job change
▪️ In response to higher rates and home prices, most buyers are: 1. Stetching their budgets 2. Looking at smaller homes 3. Looking at other options than 30-yr fixed rate mortgages and 4. Expanding the search radius

‼️Great news for buyers to start the new year‼️ Rates have declined nine weeks in a row, bringing rates down to the lowest we’ve seen since May 2023.

This is a much-needed rebound for buyer’s affordability. What does this look like? For example, a 30-year fixed loan for $300k at 8.45% in October would cost $2,296/month. Now the monthly payment on the same loan at 6.61% drops down to $1,918.

HO HO HOMES ARE, OR AREN’T, SELLING?✨ Here are the latest stats on our market…

Average price points were up ⬆️ throughout Tampa Bay last month, despite increased inventory (this is the highest # of homes on the market we’ve had all year!) and days on market. total number of sales is down, too.

I think buyer demand remains strong💥 but buyers are still being careful in their decisions. Homes that are presented well, expertly marketed, and priced appropriately are appealing buyers to make moves & make strong offers 💵 Buyers aren’t making decisions as quickly, and that’s okay! Hopefully there’s light at the end of the tunnel and affordability will improve soon into 2024! 🎉
