Myth: "I need 20% down to purchase a home".
This has not been the case since about the 50s and private mortgage insurance has made that possible!
Private mortgage insurance is NOT a bad thing. It is simply offsetting the lender's potential risk and allowing you to have a lower down payment! This small part of your mortgage payment can allow you the opportunity to purchase a home sooner, rather than having to wait until you have saved 20% down!

A pre-approval is beneficial for many reasons! First, having this confirmation from a lender helps you know what your buying power looks like. You want to make sure that you're looking at homes that fit within that budget. You definitely don't want to spend time looking at houses that don't fit your personal financial situation!
Second, having a pre-approval allows you to be able to put in an accurate, more competitive offer. You want to make sure the seller knows you have the financial backing to be able to purchase the home!
