A hard money loan is typically provided by a private individual or company and is secured by the property being purchased. These loans are typically short-term and have higher interest rates. On the other hand, a bank loan is provided by a financial institution and is often for a longer term. Both have their pros and cons, but it's important to do your research and choose the best option for your specific investment needs.
1) Speed: Hard money loans can be approved and funded quickly, often within a matter of weeks. This makes them a great option for investors looking to take advantage of a time-sensitive opportunity, such as a property that is about to be foreclosed on.
2) Flexibility: Hard money lenders are typically more flexible than traditional banks when it comes to underwriting criteria. They may be willing to approve loans for borrowers with less-than-perfect credit or for properties that need significant repairs.
3) Asset-based lending: Hard money loans are typically secured by the property being purchased, rather than the borrower's creditworthiness. BRRRR or Buy & Hold?
The BRRRR (Buy, Rehab, Rent, Refinance, Repeat) real estate investing strategy is a method of acquiring, renovating, and renting out properties with the goal of quickly refinancing them to pull out cash to invest in the next property.
On the other hand, buy and hold strategy is a long-term approach to real estate investing where an investor purchases a property with the intention of holding onto it for an extended period of time, typically several years or more. The investor would expect to generate income from the property through rental income and also expects to see appreciation in the value of the property over time.
The main difference between the two strategies is the time horizon and the focus on cash flow. BRRRR strategy focuses on short-term cash flow and quickly pulling money out of the property through refinancing, while buy and hold strategy focuses on long-term cash flow and appreciation of the property over time. Additionally, BRRRR strategy requires significant capital and credit to acquire, renovate and refinance properties, while buy and hold strategy can be done with less upfront capital.
