Last year this time, we all couldn’t wait to shed 2020 off our backs and opened our arms to 2021 that it will be the year the world turns things around. 365 days later it feels like we’re in the same position hoping 2022 brings optimism and is the year back to normalcy. I sure hope so.
Nevertheless life goes on and we’re all trying to make the most of it. These are a few highlights of 2021 from my eyes. We built some really cool homes, sold a few and have a few more rolling into next year. Was able to get some RnR and have an epic trip in the middle of the pandemic with and and hopefully look to repeat that again in 2022. All in all, with everything going on I’m blessed to say the least and hopefully 2022 is the year back to normal for all of us. Happy New Years ! 🥂🎈⏱🎉

When you’re building around the corner from one of your previous builds, and run into the homeowner 2 years later and he’s still happy as a clam about the house 🏡. That’s what this business is aboutttt! I’d say who it is but he’d kill me haha .
When you’re building for longevity, not just today; ppl take notice. Built in 2018, sold in 2019. Still my favorite to date.

Posting photos is cool and all but I was constantly thinking of how I could be more creative on my social media. Putting up photos is one thing but the thought of putting a camera on me and to start recording made me weak in the knees just thinking of it 😮! (If you knew me growing up, this is way out of character!) But…we all have to adapt at some point so after meeting Emmy award winner and giving me the confidence to take the plunge, I said ‘what the heck, let’s put it out there.’
20 videos later and lots of positive words of encouragement later, looks like we were onto something! I didn’t even know there was an awards committee that gave merit to Advertising/Marketing Corporate campaigns but there is! Mike took it upon himself (w/o informing me 🤫) to submit our videos to the committee, and to my surprise…guess what!! Thank You Mike for all your creative talents, this has been an entirely new, fun, and learning experience for me. Thank you for this entire process. New creative content coming soon!
After every project we get professional photos taken and we finally got our twilight shots from They came out great! This property is very well situated in town on a great block and we wanted to build something unique from the nearby homes that would allow this home to pop. It think we achieved that look. If you’ve driven passed this home, it’s definitely caught your eye. Homeowners are happy, I’m happy 🙃. Win-win

I remember being a kid walking through the magazine aisle of a store, picking up a Home&Garden magazine scrolling through reading stories of people from the trade featured in an article and thinking that’s so cool. It felt unfathomable at the time to ever be in one or even the thought of it.
Decades later, I scroll through and 😯 ….I’m in there!!! What!? What the heck am I doing in there 🤷♂️☺️, such a surreal feeling!! Swipe ➡️ to read the feature. I was content staying in my own lane but the writing was on the wall and I had to adapt with the times. This platform has opened so many new opportunities and allowed me to connect with so many people that I wouldn’t have otherwise. It’s allowed my craft to speak on my behalf. End of another week, end of another project! We’re having our walk-through (right unit) on our latest completed duplex with the closing just days away.
Super excited for the new homebuyers. It’s a similar story of a job relocation, they walked the house and they knew right then and there this was the one. After the initial walk-through they told me “You’ll be hearing from us, we’ve seen all the homes on the market and this one stands out the most.” We’ve all heard that before, but 2 days later we DID hear from them, and they loved it at first sight!
When we start off a new project, that is always at the forefront of the build; what can we do to create that ‘wow factor’ whether it’s the exterior facade or playing with lighting features, whatever we can do to spark that love for the home. We’re always playing with new ideas, like my first boss ever told me “never rest on your laurels” never get complacent, and I’ve carried that ethos with me on every build.

Just CLOSED on our latest duplex (right unit). What a way to close out the week! This one was a long time comin’. THANK YOU to all parties involved in getting this one finalized, from the realtors to the attorneys. CONGRATULATIONS 🍾🎉 to the new homeowners, hope you take good care of it as we did building it. Welcome home 🏡.
Another scorcher ☀️ today, summer is upon us as well as Gatorade coolers and running through multiple 👕 😥 in one day.
Since these lots don’t have much room to work with, we start from the back and work our way forward. Once we start excavation and have massive trenches all over the place, there’s nowhere to work, so we start with the seepage tanks in the backyard and work our way forward. Now that we got the new sewer connection out of the way, nicely nestled under the curb, we can get started on the actual project. While the property is still relatively flat and drivable for a dump truck to pull into, we start with the seepage tanks all the way in the rear of the property so once they’re installed and back filled they’re out of sight, out of mind.
The town engineer specified (6) .inc Recharger 330 XLHD chambers (swipe ➡️). If you’re like most of the pedestrians that stopped in their tracks this morning to ask what we’re doing, these are water retention tanks that will store all the storm water off the gutters and driveways and will all drain into these tanks. Once you encapsulate those tanks with the proper amount of gravel, it asks as a humongous underground bottomless tub and over the course of time that water will percolate it’s way through the earth. Nobody will know it’s even there. In all towns, the new development is not allowed to have their new stormwater runoff drain into the street or catch basins because the outdated pipe infrastructure can’t handle the increased capacity so you need to retain in within the confines of your lot limits so this is the solution. Next time you see these random blue or yellow tanks, you’ll know what they are 🤔!
This post is not only meant to be educational but also to reinforce the point of ‘this 💩 ain’t cheap’ lol, we haven’t even put an ounce of concrete or one 2x4 on the job and the infrastructure costs are starting. The end user won’t even know this is there or that they have squeaky clean new pipes going to the sewer main, but this all adds to the bottom line. It ain’t all quartz and fridges, it all starts here ⛰.
Front rails went in today and that completes our exterior line items. They look great, what do you guys think?? Painters are coming this week to touch-up paint inside, a thorough deep clean thereafter and this 🏡 is ready to close!
FINALLY! After months of waiting in suspense, we have our permits to begin our next project in Fairview, NJ! The very first phone call on this project was last January 2020 when we got the ball rolling to start the approvals process and 18 months later, we finally have the green light.
This duplex is situated in a great part of town with great exposure on a corner lot. When you have the right location, you have to give that lot the proper justice it deserves and build something unique, something head-turning; that the local officials and neighbors can be proud to have in their town. We approach every new build with this mindset; we’ll bring our creative ideas and that unique Dervo style to this home and transform the landscape of the neighborhood.

First look at how this bay window turned out and couldn’t be anymore satisfied. This was the look I had in mind before we started this project and the design elements are starting to fall in place. Trimmers are almost done, painters on deck. Outside landscape/hardscape on the agenda. This 3,000 sf single fam WITH A ROOFTOP will be hitting the market very soon! Stay tuned!

12 years to the day (give or take a day) is when Dervo Developers LLC started right in the heart of the real estate crash! Perfect timing right..
On one side I was devastated that my corporate career came to an abrupt halt, and on the other hand I was super excited to build my very first home from scratch. That first home had many challenges starting with the town itself with what they allow and don’t allow to build, we were dead man walking going into that zoning board meeting ( how did you not give me the heads up 🤔🤯) and we came out beaten and battered on the other end but we finally had gotten our approvals, several revisions later. That was half the battle, the other half was building this thing! It was trial by fire, lot of mistakes, lot of lessons learned, it was an all hands on deck build and 2 years later we had our first completed and sold home. It was a very rewarding feeling, and that moment was when I knew this was my calling. We rolled the sales into the next project and haven’t looked back since! We are officially closed (on one side)! It was sold before we even got to enjoy it!
We hit A LOT of hurdles on this project, between the ⛰ we hit during excavation, to the topography challenges with the steep incline in the back, to balancing the crews through covid, it’s all what makes this moment so much more satisfying !
When people ask what is the best part of your job..it’s that moment when you are handing off the house to the new homeowners, and you see the excitement on their faces. It’s even more gratifying when you develop a relationship with them besides it just being a transaction. I have a great relationship with all the buyers of my homes and we’re already off to a great start with our newest buyer!

We are wrapped up on this one! We have our closing scheduled for next Tuesday! This one is gone before I even got to enjoy it for a quick hot second!
The finish line is so close I can see the 🏁. The cable rails finally went in, along with the 2-tone stain on the handrails and posts. It really made the stairs the focal point of the home. Very happy with the way they came out. We are days away from wrapping this one up!

First coat of hardwood stain is down. We went with different colors for each side. First person that gets them correct per side gets Dervo merch 👕. Slide answers into my DM’s. Let’s go! (Hint: left side and right side are diff stain manufacturers)
Our exterior is finally complete with the installation of the cable rails. I had never done them before, I’ve always wanted to, and this was the perfect canvas to try it on. Completely satisfied with them, really ties in the entire exterior modern design, and we’ll definitely be using them again on future projects. I’m a 👍, what say you? Drop a comment ⬇️.
Shower doors were installed this week (by ) in the master and couldn’t be anymore pleased! That shower door hardware tho... We’re still missing the shower head, but we are finally seeing the vision became reality. We also had the tubs and tub fillers installed today. Super excited about how they came out. Our latest video on our single-fam in Cliffside Park is live! Now that we have the house fully framed, sheathed, and roofing installed, next step are the windows🪟.
I always love ‘Window Install’ day because 1) it measures how accurate of a job you did when ordering them months ago 📐📝; 2) it brings life to the build, it’s always a very active day, it’s all hands on deck and can visually see the progress; 3) starts to weather tight the project. I love it I always looking forward to it. You finally see the windows you order from a a catalog come to life. I like playing around with the window sizes, trying to maximize them while keeping all other factors in mind (ie molding & header clearances).

First time checking out our rooftop stair lights. They’re subtle yet set the perfect vibe to chill on that rooftop! Dang, this house is comin’ out 🔥. To the future homeowner, I envy you.

Our next video is up and live! We have the exterior skeleton of the house framed up and we’re ready to close it up! We have the sheathing crew, they came 5-6 guys deep and closed this house and roof up in one day! Getting us ready for windows!

We are days away from wrapping this one up. As I dropped the garage door and closed up shop for the day, it was that perfect moment as I walked out the exterior lights popped on and I had to get that shot with the dusk in the background.
Another productive week in the books, appliances were delivered, electricians putting in their final pieces, waiting on a few back ordered plumbing fixtures; stain and sand the floors, run her through the wash and we can put this one on the shelf (after we sell it of course 🤞)!

Question to anybody in the home building business: Do you ever look at a space, wherever it may be (kitchen, backyard, garage, basement whatever) and think about the future experiences/memories that will be made in that space?
As I’m buttoning this project up and installing the finishing touches such as these coat hooks (they’re actually towel hooks that I liked more than any coat hook I was able to find on the market 😉) and I hang my own coat up to make sure it’s at a practical height; I can’t help but think of the next person that’s going to hang their coat here. All I see is a husband or wife running in with 📦 in their hands, hanging their 🧥 on the hook, throwing their belongings on the bench and the experiences that will occur here.
Based on the plans, that niche was supposed to be a closet, a boring old closet, that I eliminated on the fly and thought how much more practical a mudroom bench would be; and then the visualizations of kids putting on their shoes in the morning on their way school flood into my head. And when this house sells one day, that’s probably going to happen. And that’s why I do what I do! ‘How can I turn a space into an experience??’ Not to sound all woo woo and all, but those small re-enactments are what keep the ⚡️ synapses firing in my 🧠, so I can build the best damn home I possibly can!
