Regardless if youā€™re a Buyer or Seller, itā€™s important to understand how appraisal contingency can effect you. Especially since todayā€™s market is saturated with quick closes tailored to favor the Seller.

As a Buyer, appraisal contingency is there to ensure youā€™re not overpaying for the property. If youā€™re in need of financing, the lender will only finance up to the appraised value. For example, if your offer price is $1M and the property is appraised for $1M it would be business as usual. However, if the property is appraised for $990k, you will be responsible for covering the $10k difference during closing typically in the form of cash (similar to a downpayment). Conversely, if the appraisal comes in at $1.01M and you buy it for $1Mā€¦congratulations! This wonā€™t have an impact on lending but will give you surety you secured a good deal.

As a Seller in todayā€™s market, itā€™s amazing to see the volume of high offers come in on your property. If financing is involved from a potential Buyer, youā€™ll want to be certain the offer is realistic or you take specific precautions to minimize risk. An example would be to ask to remove appraisal contingency and verify the Buyer has funds to cover any differences if you believe your home will appraise for less than the offer price.

In either case, itā€™s wise to have an experienced Realtor in your corner to ensure your interests are protected.
