Things You Would Need to Know Before Protesting Your Property Tax!
Williamson County Tax Assessor just released the property value for 2024 and if you are thinking of protesting your taxes, here are a few things you should know:
1) You should have received a Comparable Sales Report from the County Tax Assessor and should absolutely reach out to your favorite realtor to obtain an independent Comparable Market Analysis (CMA) so you can compare the data
2) The few factors County is considering include year built, sq ft, # of beds/baths and also the Class for your property (R2, R3, R4, etc).
3) County will not accept comp properties that are in a different class. For example, if your property is a R5, they won't consider R4 properties as comparable as basis for tax protest.
4) Depending on the neighborhood and subdivision you are living in, your neighborhood may have several classes, so it is important to know your data before you meet with the tax assessor's office.
5) Generally speaking, you will be able to determine the class of the comparable data by knowing the builder. For example, Brohn homes are typically a R4 while Perry Homes are typically a R5.

There are 2 big things to work on when preparing your listing; pricing strategy and necessary documents you'll need to gather.
First, swipe through the carousel...you'll see a pyramid showing what it looks like to price it slightly above the market value vs right at the market value or slightly below.
The higher you go, the smaller the pool of interested buyers becomes because you're not going to reach as many...which means you're decreasing the amount of demand and potential showings you'll have. Pricing correctly from the beginning is SO IMPORTANT!
Second, there are papers to gather! Swipe for a list of documents we will likely need when listing your home. The more you prep ahead of time, the smoother the listing process will be!
