🏠 Active Listings are on the rise, we are moving into prime selling season, this number will increase monthly!
📅 As expected, homes are going on the market prior to the weekend and gone with the wind by Monday in most cases 💨
💸 Sales prices are increasing steadily as we see more properties hit the market.
📈 Interest rates are in the 6's but the interest rate cost varies from day to day. Keep in mind your credit score and down payment amount contribute to the costs associated with interest rates as well. Try not to dwell on the interest rate percentage but more so on a payment amount that is comfortable for your financial situation.

Believe it or not seller concessions are still a thing in this market and can save you some money when purchasing a home.
Here is a breakdown of the max concessions by percentage that a seller can contribute based on loan type:
💡 Remember: These percentages are based on the purchase price and for a primary residence:
FHA: 6%
VA: 4%
USDA: 6%
Conventional Concessions are based on your down payment percentage:
0%-10% down = 3% max seller concession
10%-25% down = 6% max seller concession
Over 25% down = 9% max seller concession

✨ Affordable Kitchen Upgrades ✨
Kitchen remodeling can be an expensive undertaking, but what if I told you, it's possible to update your kitchen with a few minor changes and still achieve the updated look you envisioned? Try some of these affordable upgrades that can make a HUGE difference!
Repaint The Walls - Most homeowners can save money by completing this upgrade on their own, all for about $200 for paint and supplies.
Install or Change Backsplash - If you are changing your current backsplash or installing or the first time, you will be amazed at how the installation of a backsplash will transform the space. There are multiple options to choose from like peel & stick, tile, mirror, marble, and wall paneling just to name a few. Each with their own level of difficulty when it comes to installation but definitely an affordable upgrade option.
Replace Hardware - A minor update such as changing the hardware on the cabinet hinges, doors & drawer handles can positively impact the overall look of the space.
Change Light Fixtures - You can find some beautiful, affordable light fixtures for around $100 - $200. Pendant light fixtures are all the craze right now!
Replace Faucet - Affordability meets luxury when it comes to selecting fixtures that are aesthetically pleasing and of good quality. For a couple hundred dollars you can choose from styles such as pull out, pull down, goose neck and more.
Install Under Cabinet Lighting - Under cabinet lighting is a great way to accentuate that new backsplash while adding a festive glow to the space.
Accessorize - Have some fun with the space, fill a glass jar with lemons as an accessory, add a coffee bar, painting, wall decal or plants to liven up the space. Don't forget to add pops of color.

A common mantra among the Real Estate industry is that "closings happen every day" and I couldn't agree more. Consumers are faced with unexpected and non-financial life events that contribute to their unique need to put their property on the market. According to the National Association of Realtors (NAR) these are the TOP practical reasons why selling could be the right decision for you.
1⃣ Move Closer To Loved Ones - 21% of homeowners choose to sell their homes in order to move closer to family or close friends.
2⃣ Retirement - 11% of homeowners who sell their homes are looking to downsize or move to retirement states like Florida.
3⃣ Neighborhood No Longer Desirable - 11% of homeowners find the neighborhood in which they live in to be less desirable, possibly due to HOA restrictions or lack of amenities they now desire.

Home Buying Steps 🏡
Before you get into the ACTIVE steps of the home buying process there are a few housekeeping items you need to ensure are in order:
✅ Savings - You need to have funds saved up for home buying expenses such as Down Payment, EMD, Inspection, Appraisal & Closing Costs.
✅ Credit - Get your credit straight! Minimum FICO score required for an FHA loan is 580.
✅ Location - Narrow down where you want to live.
✅ Wishlist- Create a list of what you want, need & any non-negotiables you have for your home.
Timelines will differ as everyone's home buying experience is unique but for a process without any hiccups, remember these timeframes:
⌛ Pre-Approval Letters are good for 90 days
⌛ EMD is normally due 3 business days after the contract has been ratified (signed) by all parties
⌛ Home closings can take up to 30 days after your offer is accepted

After going through the home buying process in 2018, I knew I wanted to help others find a place to call their own and educate those who believed their ONLY option was renting. Took me a minute to dive in but...
In January of 2022 I asked that my Birthday present be my Real Estate classes / exam be paid for. February rolls around and with the support of my husband and kids who were tasked with quizing me and listening to PrepAgent videos non stop for a month while we were in the car, cooking, getting groceries and pretty much any chance I had - I got through those 60 hours, passed the exit exam from the school and the State / National exams. 🥳
I got licensed in April and joined a Boutique Brokerage serving the DMV under the guidance and mentorship of my Broker to contribute to the growth & vision of a Brokerage of like minded business professionals offering support and education to build wealth through Real Estate.
This has been a challenging first year no doubt and is NOT a get rich quick scheme or as easy as it may look on those Netflix series...but I'm in it for the long haul! 💪

Knowing what determines your interest rate can help you prepare for the home buying process.
1. Credit Score 💳 - Your credit score affects your interest rate. Those with higher credit scores receive lower interest rates than those with lower credit scores. Lenders use your credit scores to predict how reliable you’ll be in repaying your loan.
2. Loan Type 📄 - Depending on the morthage loan you qualify for - Conventional, FHA, USDA, or VA, lenders decide which products to offer, and loan types have different eligibility requirements. Rates can be significantly different depending on what loan type you choose. Speak with multiple lenders to better understand what options are available to you.
3. Loan Term ⏰ - The term, or duration, of your loan is how long you have to repay the loan. Shorter term loans have lower interest rates and lower overall costs, but higher monthly payments. A lot depends on the specifics—exactly how much lower the amount you’ll pay in interest and how much higher the monthly payments could be depends on the length of the loans you’re looking at as well as the interest rate.
4. Downpayment 💵 - In general, a larger down payment equals a lower interest rate, because lenders see a lower level of risk when you have more stake in the property. So if you can comfortably put 20 percent or more down, do it—you’ll usually get a lower interest rate. If not, there are still options available for you! ❤

With all the excitement of closing on your new home, you may have forgotten a couple things...don't worry, I got you!
🔒 Change The Locks - Yes, you were given a set of keys at closing but since you don't know how many other sets of keys were made for those locks throughout the time the previous owner lived there, it's a best practice to get all the locks and deadbolts changed on move in day.
📹 Install Security System - There are many companies to choose from for home monitoring services to keep your family and possessions safe. Do your homework and choose a company that offers several components including monitoring, recording, audio / visual alarms, cameras, motion sensors, etc.
Here are a few companies to choose from: ADT, Vivant, Ring, SimpliSafe, Brinks.
📄 Update Your Address With The Postal Service - I know you'd rather not receive any bills but be sure your mail is forwarded to your new address by completing a change of address form. Don't forget to update your address on your Driver's License as well!
🔌 / 🚰 Schedule Utility Services To Be Transferred - I recommend this task be scheduled prior to closing to ensure you have electricity and water on move in day.
