Hit the bow shoot out at Silver Mountain in Kellogg! It was an awesome break. Normally weekends are spent getting ahead on the farm and doing showings, but it was time for a break to keep myself from going crazy!

Gorgeous outdoors here for hunting fishing, and other activities. Blessed to live in Idaho. The waterpark was a blast too, our 3-year-old love the largest slide, surprisingly. All in all, a great time.

And there were a lot of lots and houses for sale here too! So cool to see the real estate layout looking nice.

Bonner County

1. The average list price for new listings is up to $744,450 this week, while the 90 day overall average is $949,000.

2. Property with price decrease rose to 19.09% which is slightly higher than the 90 day average of 17.56%.

3. Inventory is up to 110 properties. The 90 day average for the area remains at 84.

4. The “sweet spot” for buyers are prices around the $787,000 range. Average days on the market at that price point is at 14 days.

5. This week we are at a Seller’s Market coming in at 42!



Boundary County

1. The average new listings price stays at $712,000 with is way above the 90 day overall average of $689,500.

2. Property price decrease is up at 15.79%, below the 90 day average of 17.52%.

3. Inventory is at 57 properties. The 90 day average is 42.

4. The “sweet spot” for buyers is at the $799,000 range. Average days on the market at those price points are at 14 days.

"On the plus side, once you leave the Humbird, it’s time to go skiing, and this is where the resort also proved surprisingly impressive. Most major ski resorts are on land leased from the National Forest Service or other government agencies and are bound by red tape. Schweitzer owns of all its terrain and can thin trees and underbrush as it sees fit, and the tangible result is that they have turned just about every stand of forest between the trails into well-maintained glades, so that the so that the entire mountain becomes skiable, unlike just about any other I have ever seen, and I’ve been to just about every destination ski resort in the country. Not only does this greatly increase the effective size of the already ample mountain, it ups the variety, as these gladed areas come in pitches for all abilities, so there is a significant amount of otherwise rare intermediate glades, along with lots of accessible steeps. You do not need to hike to get to the good stuff here. And in a season where crowds and logistical ski resort dysfunction have made the headlines, there are simply no crowds, no lift lines, and on a gorgeous powder day I kept pinching myself as the only person on the trail."

3. Inventory is at 77 properties. The 90 day average for the area is 97.

4. The “sweet spot” for buyers is at the $495,000 range with 3 bd/2 bath. Average days on the market at that price point is just 21 days. Next fastest is the $685,000 rage and being on the market for an average of 42 days.



Boundary County

1. The median house price rose a little and is currently at $637,499 with is a little below the 90 day average of $649,950.

2. Property price decrease is at 14.71%, well below the 90 day average of 37.74%.

3. Inventory is at 34 properties. The 90 day average is 44.

4. The “sweet spot” for buyers is at the $534,900 range with 3 bd/2 bath. Average days on the market at that price point is just 14 days. Properties around the $369,450 range are taking the longest to sell at 84 days. The average age of property in this price range is 58 years old.



Fun Fact:

As per Altos Research, the average length of time people live in their homes today is 10 years. This is up from 7 years just 2 years ago.
