Properties with 3 Ways to Earn!
Jen has several properties coming up in Texas, Arizona and Florida that she negotiated to include creative financing, allowing for some exceptional earning opportunities.
The properties are priced around the $300k mark or less. Buy-In for each property is $55-65k for 70% ownership (LP).
The properties will be sold with us holding a mortgage. So the deals still generate positive monthly income but there is no tenant to manage!
These deals pay 3 ways:
1. Nearly 50% of the invested funds are returned on the resale. This is due to the downpayment from the buyer.
2. The difference between the cost of the creative financing (at great rates) and income from the mortgage (strong market rates) creates approximately 7-10% COC return of the full invested amount and ensures 100% return of investment within the first 5 years.
3. At the 5 year mark, the property buyer has the option to pay out the mortgage we provided them or to continue paying us for another 25 years. When they do pay us out, funds that have accumulated from mortgage paydown will be available to us.
The first of these deals is available right now, and funds are needed this week for a quick closing.
