COMMISSION TALK: Just got off of an 1 1/2 hour town hall zoom with Richmond’s lead real estate attorney on the proposed settlement with NAR on the topic of seller paid commissions. It’s not good news. Most devastating is that if someone is using a FHA (first time homebuyer) or VA (veteran) loan and a seller is not willing to pay commission, basically that buyer just has to choose to be unrepresented or an agent has to choose to work for free. Those buyers cannot pay commissions in any way, shape or form due to the federal government’s current language on those loans. Please contact your local representatives and demand better for our vets and first time homebuyers…those that will be impacted the most. This is unacceptable.

Without giving away too much, I am cooking up contracts for a starter home that just hit the market in the Tuckahoe area this weekend. It is an absolute dog fight going on with contracts that are completely surprising for their terms offered. Sellers would NOT have gotten these numbers just three months ago when the market sank for a minute. This activity bodes well for a very healthy spring market. Who’s thinking of moving? Call me! 📞

This is my 'Sounds like a you problem' face. I learned a couple weeks ago that the house I was a day away from closing on to flip had a $54,000 IRS tax lien on it. Good thing I have an awesome team working on doing my due diligence so I don't have to worry about such things. It's so important you know fully what you are getting into, as learning things after the fact can be quite devastating. Good job team! On to the next one.
