Embrace the suck Real Estate is not Easy advice for the Newbie

This is an open letter to the Newbies wanting to get into Real Estate

If you are just getting into any form of Real Estate and just finished that Guru course that gave you the basis for your dreams of hitting it big. Remember Real Estate is not EASY it’s not full of Rainbows and Unicorns like you just studied. Real Estate Sucks BUT!! if you can embrace the suck there is a reward at the end.
I have been involved in real estate for 30 years now from spending countless weekends and nights working on a property swinging a hammer. Losing my own money because of stupid decisions by myself and others. plus many more stories of Suck too numerous to list here. I embraced many thoughts of this sucks, why am I doing this? My Guru said XYZ this isn’t XYZ or ABC even, many times thinking “I am quitting”. I worked through it and embraced the suck there was a reward at the end the goal selling property and making money. I also spent 28 years in the Military and as a Military officer we were taught to plan and then plan again to only realize no plan ever survives first contact. Embrace reality if you can mentally survive there really is a reward at the end. Otherwards embrace the Suck, know your place when starting out and always be learning. Real Estate is a learning practice no matter how many years you have been doing it courses, webinars and seminars you take. You will always be learning something new and relevant. When starting out here is some great advice for the newbie from a seasoned investor.
Newbie Team- My Guru said build a team. Team in Real Estate means knowledgeable people who can mentor you and advise you. Its not really you being the Team leader especially if you are new. With experience and time, you get a team around you that you can call on. I get many calls every week from Newbies saying I’m building a team and I want you on it. My response is always great what are you going to pay me, what is my roll I want paid every 2 weeks at this high rate. Stunned silence from the Newbie, well you wanted my wise experience and advice what is your plan to pay me? OK now we have established who is really in charge of the situation we can talk through your Newbiness and set some real not “GURU” expectations. Embrace the suck if your new you’re not a team leader, no matter what your GURU said.
Newbie Wholesalers- I have this great deal for sale. For $x dollars. OK how did you come up with that price. Well, that is what I negotiated from the seller and my fee included. So, no real looking at data or comps? I will be the first to say anybody that negotiates a deal needs to be paid. But Newbie wholesalers need to get up to speed on local rules that your GURU didn’t mention or glossed over. Today most areas of the country are getting away from Double closings, you can only sell the contracts where we see what everybody “THINKS” they should be paid. The key to the wholesale game is Rinse Repeat not be greedy and get all your money in the first deal. I have seen deals fail when a seller finds out that the Wholesaler is making a huge profit. As a lender/Investor I will tell you I will not buy or lend if the amount is so high that the numbers make no sense for everybody involved. I have certain rules I follow and my fund follows strictly based on numbers if the numbers don’t work because of greed, they just don’t work. Pass onto the next deal. When somebody says “My Fee” I will ask how many deals have you done? If the answer is this is my first. I will tell you, You have no fee(You will get something, while being schooled at the same time)! I will ask for your company operating agreement that states what you charge for a wholesale deal and how its figured flat fee, percent etc. You will fill out a W9 because you are getting a 1099 for the “FEE” at the end of the year. I will tell you what I’m willing to pay for the deal. Get your company documents in order ahead of time I bet your GURU never mentioned that (operate as a business not an individual)? Wholesale rules are rapidly changing keep up to date. Embrace the suck.
Newbie Private Money borrowers- You do not set the rules with the lenders. You never make the exact dollar you estimated you were going to make or be able to borrow. Everything is negotiable and nothing is negotiable. If your new to Real Estate Embrace the money suck. He/She who has the money sets the rules. Once you have done deals the rules change? Yes but he/she who has the money still sets the rules. With my funds we have documents you need to sign and agree too and I encourage you to take my documents to have reviewed by your attorney. Guess what my attorney also drew my documents up and they protect me and my fiduciary responsibility to my funds. I really don’t care what your attorney has to say about my documents it’s our money really easy money, my rules not yours. We have no idea who you are and what is going to happen you’re an unknown, unproven entity. Do we want you to succeed yes we do and we will even help you get there while protecting our funds at the same time. You can always find friends and family or others that will just give you money for a deal that’s great we have been there done that, gained a ton of experience by doing that, this is why we have made the rules we have. We are Easy Private Money, not cheap, not hard to get, easier than a Bank we just have totally different rules to play by. Embrace the suck to get the track record you need; it will come but never right out of the box.
Newbie Loan Amount Expectations-Can I get a zero money down loan? Short answer is yes, But only if the numbers work. I will say that again Only if The Numbers Work from 3 areas, Purchase Price, Rehab Costs and Closing Costs. I have done loans where borrowers have gotten money back at closing. I have done loans where borrowers brought $13.00 to closing and one where a borrower brought $101,000.00 to closing. Set the expectations for you Embrace the Suck 95% of the time you will be bringing money to a closing table for a loan, that number is never the same Project to Project. You will almost always have skin in the game, while making a monthly annualized interest only payment.
Newbie Comps- Yes you have comps, we trust but verify when we lend money. Our values will always be verified by an Appraisal or official certified reviews. We lend on those not your comps. You will pay for these from $300 to $1500 dollars plus. We don’t pay for these unless we take the project. We lend on these numbers only, not your comps. Can you disagree with appraisals and reviews? yes! BUT embrace the suck just because you don’t agree doesn’t make us lend anymore on the project.
Newbie repair estimates-Unless you were/are a contractor working in the industry never try to give a repair estimate. Just embrace the suck your Guru training module on it was wrong on how to look at and figure things. As a lender and investor, we can spot you coming miles away. Estimating is a skill that takes time to develop. Look for contractors and other investors to help teach you this skill. Never try to fake it Embrace the suck admit to your potential Buyer/Lender you don’t know what you’re doing in this area. That gains you more respect.
Newbies looking for Sellers, Deals and projects-I finished the course, I spent five hours 2 weeks ago Tuesday looking for deals like I stated I only have 5 hours a week to devote to Real Estate as my Guru said I don’t have to spend much time looking for deals. There are none! Can you help me? Really, there Wimpy? Embrace the Suck finding deals takes allot of TIME and EFFORT 5 hours every week will not cut it! Don’t quit that day job just yet with that attitude. When you buy lists, you are fishing in the same pond as everyone else. Embrace the suck it will cost a lot of money to buy, skip Trace and mail these properties. If they are on a list, they get a least 1 or 2 pieces of mail a week from others looking to put their property under contract. Look for creative ways that others aren’t doing to find properties. Embrace the suck Real Estate takes effort and time invested.
The items mentioned above are just a few of the issues you will run into as a Newbie the bottom line is Real Estate sucks, your new training will never survive first contact with reality, never give up Embrace the Suck there are rewards at the end. Nothing worth pursuing in life is ever easy it takes time, energy and effort and lots of practice and learning.
