Doing inspections in the rain makes the defeciencies more prominent. Here, we have failing flashing, leading to leak.

The imfamous Polybutylene piping. Banned in 1995, due to the number of lawsuits from the pipes breaking down internally from the chlorinated water.

Had the pleasure to inform some clients about other options.

Agent: They said the roof was just installed a few months ago!

Inspector: It's ok to let them know it was installed incorrectly.

One thing to not mess around with is the roof over your head, especially if the shingles and flashing have been installed improperly.

Behind every home inspecting photo, there is a defeciency, lol. Here, we have a furnaces discharge pipe terminating on the OSB, causing moisture damage.

Woke up and received this email from a client who needed some professional insight about his purchase. Needless to say, I came out the next day and provided him with information and knowledge for a confident decision to make.

Damaged asbestos pipes normally not a concern if intact. However, these have been damaged, which allows it to break into microscopic thin fibers and be inhaled in the lungs.

A 4 year old furnace leaking antifreeze/glycol. I always recommend an annual cleaning of these appliances by a qualified HVAC technician.
