What’s up with real estate💭

Here is a quick market update.

Existing home sales fell 3.3% month-over-month in June to 4.16 million units (annualized). Home sales have stumbled on low inventory. Median home prices, however, rose 3.6% month-over-month to $410,200, which is just $6,000 shy of its all-time high set in June 2022. And 76% of the homes sold in June were on the market less than 1 month.

A bit of rate relief! Thanks to lower inflation data (CPI for consumers and PPI for producers), average 30-year fixed mortgage rates moved below 7% last week and have stayed there. Unfortunately, a stubborn FED is widely expected to hike short-term interest rates by another 25 bps (one-quarter of 1%) next week. As always, what the FED says AFTER the hike is more market-moving than the hike itself.
