Another VA loan closed🏡

While the vast majority of people pay at settlement, these clients received $7000 back at closing

Not only that, but the house appraised $15,000 higher than purchase price

AND they received a 6.25% interest rate without paying discount points (thanks to the VA funding fee the APR was 6.575%)

Posting this because apparently there are still loan officers making this mistake!

To qualify for VA home loan benefits under basic eligibility requirements, a veteran must have served either 90 days during wartime or 181 continuous days during peacetime. If they enlisted after September 7, 1980, or entered service as an officer after October 16, 1981, they need to have served for 24 continuous months or the full period for which they were called to active duty, whichever is shorter.

Example of what does NOT make you VA eligible: having served only 30 days of active duty domestically. This would not meet the VA's eligibility criteria.

Let's call it a "quarterly update"

16 families helped, 12 of which were cleared to close in 14 days or less. The fastest of which was last week, a 5 day Clear to Close for a purchase with appraisal.

Speed matters because in Northern VA/ the surrounding DMV it's a tough, almost cutthroat market. You have to help your clients stand out if they want a better chance to win against all the hedge funds and cash buyers. Speed and brand name recognition are the only real ways to instill that kind of confidence. I clearly have the speed, now I'm working on the brand name recognition.

It’s no secret that the next 6-12 months may be brutal for the industry. Homeowners will continue to see good times for their pockets as they sell into low inventory high (enough) demand environments.

4. BE DIFFERENT. Stop just doing what everyone else is doing. Enough “pick me” posts. Show people your expertise! It’s not enough to post your wins, show them what sharpened your iron!
