Vacant home staging brings life to a home and can be the key to creating an emotional connection in
I love this home, it was so fun to stage! The agent and seller were great. And these photos, you are the best Broken Crayon Photography, LLC.

My baby girl has been practicing hot yoga for several years. When asked by her studio, Rebel Yoga and Pilates, to help demonstrate modified posses for expectant moms, she eagerly agreed. She was 6 months along at the time of the photos.

Another new listing. This great vintage home didn’t need much to show off all its charm. Great original hardwood floors. The kitchen’s 1956 knotty pine cabinets built specific to this home are solid, adorable and on-trend. The owner added checker board tile, replacing an inappropriate vinyl, wow! And, check out the original black and white tiled bathroom with cast iron tub and sinks! Again, not much staging was needed to make this charmer shine. First day on the market multiple offers have been received and more are expected. One comment by a showing agent was, “Your staging worked again! I’m sending over an offer.” Even in this hot market, staging can make the difference between a cute home to a “I can see myself living here” moment. See the difference for yourself.

After months of all work and no balance I took some time to work on my neglected house. Motivation came from my new rug, I love how it compliments instead of competes with the patterns and colors in my recovered (by a previous owner) vintage sofa. I originally purchased the rug for our mountain house... I guess I’ll have to order another one!
Here’s a sneak peek at a project I worked on this week. It’s an amazing condo in downtown Fayetteville. Tons of space. Great location walking distance to shops, dining, art and more. 114 Pennmark Place contact for details.

So this happened yesterday... my baby girl said YES!!!
Thank you to The Pennink Team for their support and collaborations. This was a good!
My husband and I recently purchased a home in the mountains, but not too far up the mountain, I’m not good with really cold weather. It’s a nice, comfortable house that needs some TLC. It has tree top views in the warmer months and long range mountain views in the winter. We have only owned it a couple of months and our trips have mainly centered around getting it comfortable. We have long range goals for renovations, but for now we are quite happy there. I’ve told many of my staging clients that I would love to stage a home for me to live in... well, this is it.
I can help you stage your home to sell.

I hope you’ll find a few usable tips in this short interview. It was fun!
Is this not the most enchanting house? I am so blessed! Working in real estate has opened so many doors for me. Staging is something I love and, for me, it is the perfect balance. My husband once asked my mother how old I was when I first started rearranging rooms? My mother’s reply was, “As long as I can remember.” Well, that ‘splains it! Many thanks to The Pennink Team for the opportunity to be a part of this beauty.
Sorry, I just had to post this.
I love mid century modern! The clean lines. The sophistication. This beauty comes on the market soon. I have to say, this is probably one of my favorite living rooms. @ Fayetteville, North Carolina

Getting up from my desk is always a challenge since I have to navigate through more than 300 pounds of long legged dogs. But, man, do I feel safe! 😂
This property has so much to offer. Look at the size of the first floor master bedroom!
This is a great home with an unexpected amount of family space. There’s even a secret garden behind the garage!
My birthday present to myself. I love my new earrings ! They are gorgeous and lightweight... 😍. @ Fayetteville, North Carolina

Are you familiar with what a “keeping room” is? The actual definition of a keeping room is “an area adjacent to the kitchen”. It is a term that dates back to Colonial times when homes were typically heated by a small fireplace or wood-burning stove in the kitchen”. This keeping room offers an evening respite after the work is done, the kids are in bed, and you want... need, to reconnect with your husband or yourself. Or, a place to enjoy a cup of coffee in the morning before the busy world takes over. When staging, I often envision vignettes. These vignettes, when combined, make a room design. But this keeping room, is its own vignette. I love this room! 1007 Brook St Laurie B Linder, Townsend Real Estate
Give a cat a box... and he will enter. While unloading my truck at a recent project, the neighbor’s cat curiously hung out exploring everything. I was concerned that he might sneak into the house undetected, so I pulled an empty box out and laid it on the ground making it much easier to keep my eye on him. Oh, the challenges of staging!!! My view at this moment. I’ve been on my computer working since 6:30... time for a break, and this is it! @ Dog Patch House Concerts
After having a couple wrought iron chairs taken from front porches... you know, just trying to create a little curb appeal, I’ve decided I will resort to these cuties. Formally breakfast chairs... now, porch candy! 😃
Another success story, under contract with multiple offers less than 24 hours after staging!

I was gifted five of these chairs. Two are in need of repair, fortunately my wonderful husband is able to combine the two to make a single good chair. This gorgeous linen fabric was also gifted to me, unfortunately there is not enough fabric to cover all 4 chairs, so I covered two. The other two will be leather from a full hide purchased years ago for other chair seat covers. This is working out pretty good for me. I probably won’t get the other chairs done till next week, but I was so happy with these two, I couldn’t wait to post. The stencil is from I had to tape off a small portion of the stencil to make it fit, but I LOVE IT!!!

We finally got a dog door large enough for this guy!!!
