Single Family Homes and Condos/Townhouses sales in Miami - August 2020
Compare the closed sales for Single Family Homes (SFH) and Condos & Townhouses (C&T) in August. Now check the Avg Sale price. What does that tell you?
It is clear to me that SFH are being sold, quickly, for prices very close to listing price. And inventory is below 5 months.
C&T are going in a total different direction: yes, prices went up, but they are taking longer and inventory is over 12 months. Do you know why?

What was the impact of COVID-19 on the Single Family Homes market in Miami?
As real estate investors, we are always studying the market to try and understand what is going on, what are the trends, if we are in a sellers or a buyers market. As everyone would expect, sales of single family homes in Miami decreased a lot during the months that we consider the peak of the COVID-19 crisis (April to June 2020). However, we also notice that, despite the drop in closed sales, the median sale price actually went up, when compared to the previous year. We could say that, in July 2020, the 6% drop in closed sales is completely compensated by the 10.2% increase in median sale price.
We all know that the crisis isn’t over but some of the real estate indicators seem to tell a different story. Is this because lots of people from other regions (Northeastern US) and countries are buying here generating demand pressure?
In the next few days we will post more data for further discussion.
